mall in nowadays flooded and most of them are just 50-60% occupancy except those who are doing well which is only few. nowadays will mall really attractive to the buyer?

I think is beside the BHP. And yeah this and Dupion Island have cemetery view

tak ada HTC la for BHP that part... so still okay... haha... but then still unsure whether cheras need so many new high-rises or not... each location have a wave... now the wave is coming for cheras... sentul OKR kepong slow down abit liao...

RM750psf was considered high.

Wonder what psf point they can place for the 7 towers of Dup Island.. ..If the units are smaller, then psf is expected to be higher. It makes a challenging entry for a LH project in this area while MV and other are relatively lower psf....
Also, if the psf is getting lower then it mat piss off earlier JDup buyers....

Yes very high price, and coming from a first timer developer and with no actual show units, leasehold + high maitenance fees.. buyers really need to rely on the MRT catalyst only to make the purchase..

I think within that 2km radius got more than 20k units high-rise

Next wave will be Sungai Buloh/Kepong area. We shall see MRT map brows.gif

750/sqft from a newbie developer and with leasehold. Buyers really got balls to play

I think their first ever project was their own Jakel mall lol

Lost interest in the project dy. Was looking at the 1,054 sf unit but didn't like layout. Wasn't impressed with the subsale 1,164sf and 1,272sf units coz a number of them came with 1 cp for the lower priced ones. Now turning my attention to the newer launches atm. laugh.gif

The last I recall from that agent is that they gave 10% rebates for J.Dupion, which means they rebate from on the d/p only, but the price he quoted was quite high, so didn't really consider it in the end.

That's the nett pricing i recalled getting from the agent and the J.Dupion sales staff, still remember the funny part where i try dropping by their showroom for 2 - 3 times and they are never open, when i call the staff and ask why the showroom not open, they say they don't have enough people to work on weekends rclxub.gif

Don't get me wrong, I'm ok with the Shamelin Star 1,164sf and 1,272sf unit layout, just not its cp arrangement, which I find weird overall coz some come with 1 cp and some with 2 cp.

As for J.Dupion, the only unit layout I like is Type D (1,125sf), but it's facing south-west towards Cheras/PJ/KL Sentral. The rest looks spiky, including the larger ones. Dropped it coz of the pricing and the weird shape.

Go figure. The 2nd time we decided to look into it, the agent wanted to show us the actual unit layout but no one was attending to the showroom, so he can't go in and can only discuss the details with us at the Papparich outlet nearby.

But for a developer who doesn't keep their showroom open regularly, they did manage to sell quite a lot of units.
