These pictures were taken in the actual Tasik Residency Site itself, but need special arrangement with the specific agents to visit it as the building is in the final stage of construction. Let us know if any prospect needed any special arrangement.

Yes, the HOC + MCO package do attracts many ppls viewing recently and quite a lot bookings, so almost 75% booked now, hopefully more cases loan approved and become your neighbours 🤗

Current availability, both sides equally taken
last time buyers used to pick East facing 2415sqft, but currently as we can arrange actual site viewing on appointment basis, the Sunset side facing with extra huge Balcony 2598sqft , many ppls prefer the West facing with bigger balcony (but cheaper price compare to East facing), that's why equally taken rclxm9.gif

For 280 ParkHome, it's not recommended unless u can accept the very huge TNB substation just opposite the 280 ParkHome, that's why still have balance unit.

Tasik Residency at least surrounded by mostly are double storey and triple Storey Landed Properties by Plenitude and LBS and Taman Putra Prima is a Chinese Neighbourhood area with some good and affordable choice of eateries.

Have to take into consideration that each condo is large.

E.g.
Supposing you have:
Condo A with 600 units each 1000 sq feet, maintenance fee 20 sen per sq foot.
Total maintenance collected per month for Condo A = 600 x 1000 x RM0.20 = RM120,000.

Condo B with 600 units each 2000 sq feet, maintenance fee 10 sen per sq foot.

The total maintenance collected for Condo B is the same as Condo A, but for Condo B can charge lower per sq foot because all the units are large.

Of course, over time with inflation the maintenance fee will gradually rise (as with all condominiums).


Luckily every unit are equally large over 2000sqft so everyone can be align with the average rate of about RM300/unit with around 0.11psf (if u finding Condominium that all all units about 1000sqft and have 2 odd units that's 2000sf, then that type definitely will protect the benefits of the majority 1000sqft owners and the 2 odd units need pay double price about RM700 maintenance fee). But that's not the case for Tasik Residency as everyone is equally >2000sf, so I believe in future when JMB in power, u all will also protect yourself rather than let the rate spike. And I believe here will have super strong JMB community, as this Condominium all ppls buy from me also for ownstay. hope these clarified your questions. Cheers.

ooh, only developer admin will have the info, and every week also have a few signing too.

While the big balcony (facing West side) 2598sqft already fully booked, now waiting list also a long list to wait any loan reject units. So hope my client can get his turn soon and got luck to get his preferred 2598sqft unit, let's pray for me icon_rolleyes.gif

with the current look of Tower B, possible another 2 years+ only will completion, launch then depends on developer decision, until now no news on launching yet. if update here if there is new updates.

Tasik already start given key since Jul/Aug 2021 oh, if u are earlier buyers
if you newly bought, then maybe wait 3-4 months once your loan disbursed, then developer will arrange VP

Not many units left lah, now is waiting those loan reject unit, especially if someone is eyeing 2598sqft - super less unit available

1. keep in mind even 650k, u need to prepare 65k downpayment + 15k legal fee + 7-8k disbursement and valuation fee and around 15k MOT, which around 100k+ cash and not all people have so much cash to buy house and feel insecurity after fork out so much cash. then some more need to prepare another 100k for renovation or refurbishment for a 2400sqft unit = 200k of cash to prepare in total
2. that's why most people they willing to borrow more to buy developer unit, 1st they less paying cash upfront, 2nd it's a brand new unit, as easy transactions, as sometimes subsales might have undesired incident happen in between that both parties need to settle before proceed.
3. If one can fork up 200k for buy and reno, actually it's correct to go for the cheaper subsales unit lah; if no so much cash upfront in our bank account, then bor bian loh, need to accept the market loh.

Now Tower B launched already, got a smaller layout from 2000sqft and 2100sqft now, anyone interested? standard size is 2400sqft, with 2300sqft and 2400sqft at corner too.

wow, neighbourhood here so rich, so supportive of the increment of maintenance fee oh?
hopefully will drop back in the future as now 0.18psf is for maintenance all areas by tower A resident only, when tower B also stay in, maybe will drop kut?
X2 also around 0.16psf only after 5-6 years stay-in, didn't expect and also shock when heard Tower A residence so supportive to increase the fee
