I guess what he/she meant for the fully furnished cash rebate 23k is the total cash rebate like booking cash rebate, view cash rebate and some promo cash rebate?
for unfurnished, if I recall correctly it was only around RM30k +..

Yea, I did ask my banker on this,
like straight away throw all the cash rebate I got to the repayment to reduce the interest.
But the interest is still lower if it could straight away deduct the loan amount with cash rebate. biggrin.gif

No, for this project, the my loan amount / property price isn't deducted by the cash rebates.
My margin of financing is still 90% of the SPA price..

Last time I approached one of the Sime Darby projects,
they didn't deduct the price / loan with the cash rebates too,
they will transfer the lump sum cash rebates amount to your bank account.

I tried to check the current rates for rental in setapak area on Fb, I see it ranges around rm400 - 600 (depending on room size) but then again it’s sad to see most of these posts without likes/comments 😂😅

I've been staying at Setapak for almost 10 years since I first started my studies at TARC > TARUC.

If your target tenant is TARUC student (big player in this area.. haha),
then Platz might not be an ideal location for most of them due to the access to public transport (the only thing I heard is there's a public bus at the opposite)..
If you are targeting working adults, my agent told me there are cheaper alternatives around that area.. rclxub.gif
