Wat the article said is quite relevance. But I also say you hardly had a positive and optimistic news / report came out from a "banker / financial analyst" month
Look back the history (past 15 yrs), almost 9/10 reports were conservative, out of the 10 predictions, I can say 80% predictions went wrong.
In my experience, banker is among the players who has the most pessimistic character  smile.gif

I think new budget will surpress a lot of property investment especially flipping and speculation activities but the rich wont likely to be affected cause they play different set of game. The middle income like you and me more likely to be affected due to lack of cash

Budgets were never meant for the rich..just the middle and low in come people like the majority of us..
Doubt the rich r even concerned abt the budgets

make sure u book appointment for your inspection and bring a brown tape to mark the defect spots..

and send an email to SP Setia..suggest them to have LRT link to Setia ALam..since the government is already planning on linking Shah Alam in LRT 3..all we need is just one bloody station in this township..

QUOTE(Minolta @ Apr 1 2014, 11:04 PM)
I'm sure you're serious buyer but why no agent? Are u hoping for sellers to sell to u at a price that is 2% cheaper because he/she would not need to pay agent? If that's the case, who don't the seller just use an agent since the net amount he/she gets back is the same anyway? Safer and less hassle even.
*
You kidding me with that statement right?

Number of agents that have bullshitted their way thru in wanting to secure the rights to sell the units.
2%, a huge some money for MOST of us here, and its not a hassle selling without a agent.

Just got to make sure we do our own booking agreement by paper and secure lawyers that are efficient and be patient to get the whole transaction to be done in 3-4 months!

If 2% not a big money, why agents not wanting to work for lesser %?

Some even asked for 3%, bullshitting their way stating 3% is the current agent fees ...adui..

QUOTE(Minolta @ Apr 4 2014, 12:40 PM)
You obviously dont even understand the issue we're talking about, so I suggest you read again. I'm not talking about whether 2% or 3% is a lot of money or not.

I'm talking about buyer seeking direct owner to sell in order to save the 2-3% that would otherwise be higher should the sale be facilitated via an agent.

If I am an owner wanting to sell, it makes no difference if I sell via an agent and pay 2%, or sell direct to buyer by giving 2% discount in lieu of not using agent. The nett money I get is the same either way. In fact, it is even easier as seller to sell via agent coz theres no need to go and personally show the unit, draw up agreements, do the running around, find another witness for the agreement etc. Unless, if the buyer is prepared to spilt the 2% discount both ways....but as a buyer, all want the cheap deal.
And as a seller, you want the deal done ASAP to get money ASAP, not being patient and wait 3-4 months like you suggest. And sellers usually use the buyer's lawyer to save cost, so any lawyer used are usually on the side of buyer.

Understand this before you embarass yourself further.

Minolta, No hard feelings intended.

Yes there is +/- in going thru agents.

In wanting to sell with our intended price, and getting the intended profit, with agents will be more difficult due to the fact that we need to pay these fellas their commission.

In order to get rm 100 profit, we need to sell the price higher as we r employing agents. Which we lose to other sellers selling without agent as their prices will be lets say 2% lower? no agent fees?

Im not embarassing myself, this is no win or lose forum, if u think im embarassing myself, let it be. its a discussion and i did understand ur statement.
