you sound like an educated person but you don't seem to get what others are saying...
KK was under Gamuda and Gamuda lack innovative township planning..
AI is under I&P and TTDI...different companies, different township planning style... You look at how successful Bandar Kinrara and Alam Damai for I&P and TTDI.
SA was also the same situation as AI a few years back. Now you see where SA now... why can't AI be the same?

Hei, you bringing it up again... Yeah he is MBA graduated I think (MBA neh... wow I nearly forget I also MBA graduated since 2006, so what Lol)... As we know there is no right and wrong, he stick with SA of coz he will defense for SA... You stick with AI of coz you will defense AI. Lets see what will happen next couple of year...

Hi..
I m newbie for SA projects..
I just booked a unit in Mimosa 1..I liked the layout ..and the location ALTHOUGH for now this part of the Shah Alam lacks public transport facilities..
I m going to apply for loan but some sales agent told me that 5/95 is rarely approved and usually its 90% ..
anyone has any suggestions about this ..
*
Yeah , my friend with good financial status also cant get 95/5. I think you better prefer for the 10% down payment. Banker advise there is better prepare 10% for downpayment.

Do you happen to know whats the critiria or requirement for 95/5? I think age of the borrower contributes a big part.
*
According to the bank, is not about age, is about the policy to control. 95% loan is consider not possible right now. This is what I hear. Better prepare 10% else if you not afford better dont buy because if your loan is 90% MOF you need to cancel the deal and bear the penalty.

low cost apt for low income via application is for price below 70k I think...this one is mid cost.....

now, only people with balls of steel will goreng 6-800k houses paying 30pc down.

this one is not under najis or pr politic, all can buy. just register to ballot.
2 types 800 n 900 sqft.  gng, dmc, pool but not condo std la...
total 1600 units. can expect dev own staff prebook.
also possible block sale to gomen for the health institute nearby.
biz people may also buy to house workers for the coming mall.

Cheaper options for Setia Alam home buyer    rclxms.gif  rclxms.gif  rclxm9.gif  thumbup.gif

alternate-setia-alam.blogspot.com

Setia Alam is a new township located in area Section U13, Shah Alam, Selangor, Malaysia. It is accessible from the NKVE since the interchange was opened on 14 June 2006. Setia Alam is also accessible from the Federal Highway and Klang Town via Jalan Meru. This township is developed by Setia Homes, a member of SP Setia Group.

the township is growing and as well as the house price. According to the selling price in the market
1) 20x70 already asking for selling price at 600k with built up around 2100sf
2) 20x65 with built up 1900sf selling around 550k
3) according to the plan for all the new phase coming there will be no more unit for 20x70 or smaller
(and the price is definitely a curiousity of all)
As a Real Estate agent as well as a home buyer i believe the Bandar Bukit Raja, which is less than 5 min drive to Setia Alam, is Alternate solutions to home buyer. If u are a home buyer looking for house in meru and setia alam area but not willing to compromise on quality.

According to the selling price in the market for Bandar Bukit Raja
1) 24x75 asking for selling price at 650k with built up around 2400sf
2) 22x75 with built up 2100sf selling around 600k and many mores
Bandar Bukit Raja is a township under the developer of Sime Darby. For references of Sime Darby works, there are several iconic township such as Bukit Jelutong, USJ Height, Ara Damansara, Bukit Tunku and etc. Sime Darby also having quality developement project oversea such as Balmoral Hill @ Singapore, Eagles Cove @ Australia, Orion @ Singapore, and etc.
Bukit Raja is a well-planned self-contained township comprising comfortable residential homes, schools, shops, police station, fire station, medical centre and commercial centre.

Bandar Bukit Raja will definitely another township like Bukit Jelutong, Ara Damansara, Bukit Tunku which will be emphasize on peaceful, quiet, greenery, harmony living environment.

Location 1 km from the Setia Alam
Total Acreage 5,300 acres
Land Tenure Freehold
Accessibility • New Klang Valley Expressway (NKVE)
• Federal Highway
• New North Klang Straits Bypass and the proposed Coastal Highway
Amenities • Jaya Jusco
• Schools, shops and police station
• Parks, playgrounds and recreational activities

If you have interest in the areas and want to know more you can contact me at Lai @ 013-3397424
