dun know about others...but my strategy going forward is to buy smaller, but nearer properties.....to centre of gravity....

those BSC, Rawang, Semenyik, Broga and etc.....too far lioa...same with Banting, Kota Wawasan.....
even canal city is out of nowhere.....

thing may not be always work accordance to plan...

Rawang was 1st "developed" by the infamous TALAM group....with rumour of KLIA will be situated in the north......
even before Puchong was usually linked as gangster paradise....back water.....

20 yrs later.....the only visible development taken place in Rawang is Hong Leong bank project.......

and Puchong is an history for all you know...... notworthy.gif

Even Kota Kemuning was started about the same time Kinrara and puchong were on their 2nd gear........

now commercially it's like puchong on 6th gear, but KK is on like ........(pls feel free to fill in the blank)

very true, maybe that's why KK price still consider reasonable compare SA. if i can save 200k+interest for a house, i don't mind to have less amenities, that 200k is just too powerful in long run.

mind sharing where you get the 200k+interest from? you mean comparable houses in KK is 200k cheaper than SA?

if KK is lack of innovation and product differentiation...and its neigbouring AI is basically following the same blue print minus the amenities....where do we see AI going in the near future?

no jusco, no chinese school, no mall insight, no visible commercial....?

I bought a GG home in Subang for 408k few years back....whereas in DPC, similar home was selling for 488k then.
7 yrs later, my subang home....at best can sell only around 650k...whereas the DPC one, already appreciated to close to 1mil (think more)...

lesson learnt: sometimes it's not about the absolute value or size of the house.....or how much p+i you paid.....you need to look at the bigger picture....

ayam not comparing...just sharing my (lack of) experience....
sometimes it's not about buying cheap and save the 200+ (p+I).....
when you buy it right, it's worth the investment in longer run....

Sp Setia is one company where they started the commercial in tandem with residential development.

they started Eramas...now having the world's longest pasar mlm.
they started international school, where 60% of students are from outside Setia Alam.
they started chinese and tamil schools and badminton academy...
and they already completed tesco and setia avenue. Sangsuria commercial in progress now.
they have launched Trefoil....the SOFO condos....
More commercial surrounding Setia Mall will be started soon.....remember that Setia City precinct is having the size of 4xsize of mid valley........

Even the curve takes >2 years to fill......have you been to The Curve in the 1st 12 months they started? the mall was like 1/2 empty without tenants.....the restaurant streets were pretty quiet.....too......

at least for Setia Mall, I believe it is now 7788 filled with confirmed tenants....
no doubt, during the 1st 12months, some tenants will close shop...................

there is provision for Setia Mall 2 in 5 years time....if the biz demand is there.......

I did that just tis morning...left house around 8.10am...
Reached subang toll around 9.00am..

Slow traffic all the way after setia toll to subang...most part bumper to bumper.....

Dun know how u guys do this every morning.....veli stressful..drivers just throw the rule books out of wundow...

U see all kinds of drivers on the road.....

no. max width in SA is 24 for terrace.

for 26' terrace i know USJH and Putra Heights ada.

setia alam no......
in fact setia alam tak ada bungalows.

ecopark was having the idea of launching single storey bungalows 2 years ago......guess timing never right....

you were right......casa sutra under PKNS......

my mind was concentrating on SP Setia punya properties when I said setia alam tak ada bungalow.

actually SP Setia does have one or two limited edition bungalows under their built then sell phase.....think very limited SMDs and Bungalows....at the back of Setia Eramas shops....near the MBSA branch.

I would say on average more than 50% of residents are moving from klang....

some from USJ Subang and rest from PJ and etc...I know some even moved from Ampang

ecopark is an 700acres development.....not all houses are affected by surau....

but certainly you don't want to be right next to it....unfortunately this new launch one part of the development just sits right next to surau.

I know you love surau,,,,therefore no problem....so does those people that pay close to 3mil to own a brand new Victoria spring or whatever.

I never mention I love Surau, neither hate it as well. The problem here is simple, just you raise up the surau issue and potrait it like affected the whole victoria Spring development.

do you know where is surau and where is Victoria spring development?

I cant quantify how much area is affected by surau, in number...I am not that smart.
