After reading the report from The Edge and seeing these projects around MRT also getting good growth despite being even few KMs away from the station, was curious about what the statistics will be for the direct MRT linked projects.

Where can i find info on these MRT projects? In terms of initial launching price and current price. Sunway Velocity and Tropicana Gardens seems to do well, with V Residence Suites asking rm1200psf while Dianthus @ TG also launched at around rm1200psf.

Those completing soon include Sqwhere by SDB selling rm750psf, D'sara by MS launched at rm6xxpsf now rm840psf, Ekocheras launched rm620psf now rm750psf.

Seems like an uptrend from MRT linked property, especially mixed development projects. But i only know Sunway Velocity doing not bad, not sure about other commercials or malls

Amber Homes's previous project Casa Green @ Bukit Jalil also next to HTC, non bumi condo fully booked in less than a month, after that more than 400 waiting list.

it's not need to buy car park bays, just that it has a separate schedule for car park

650sf has 2 rooms with attached bathroom. Many master bedrooms near LRT/MRT is renting around rm800-rm1000. Even rm800/month each room can get >5% rental yield..not too bad

Freshie not enough budget then dont stay the entire room by him/herself.
2 person sharing becomes RM400 each, 3 person sharing will be RM270 each.

Yes, it's the same. And for Casa Green Bukit Jalil, purchasers actually fork out 10% dp to buy, no rebate.
I heard from them their boss don't believe in marketing gimmick

Btw, once LO issued and accepted by borrower, banks already can issue letter of instruction to lawyers, means banks docs can be prepared...as mentioned by someone above, bank docs can be prepared just cant be executed...better go find out from bank first before act like know everything...

I think i have done my research and house shopping for two years or more. I have seen Arte Mont Kiara, Hampton, Dutapark, Savio, Avilla, Serene, Tuan Residency, The Birch, Tropicana Metropark and a very long list of showhouses and finally decide on this due to the MRT connection.
Really hope that I made a good choice though.

I would say Aster is one of the few good MRT projects in the market. Many projects being marketed as MRT project but Aster has a direct linked bridge to the MRT station. The drawback is the htc tho. Of course there will be better one coming up in the future, if new condo is not better than the old ones, who's gonna buy the new ones?

If Aster is freehold, it probably wont be selling at this price d lo~
Or we won't be talking about it already now, as it would be most probably fully sold.
