But eco majestic, eco forest and ecohill together is 2 or 3 times the size of the existing semenyih town.

When u talk about semenyih, in the past it was one small town, but the under development and developed is already much larger than the previous semenyih town.

EM land scaping is impressive, but there is also a lot of units for sale. Especially once u lump in eco forest. Was it 1.5k acres? 3x the size of dpc. This is no including ecohill 1 and 2, which will take it to 3k acres, there r still other townships being developed in semenyih and beranang.

The people buying there better stay there. I cant imagine there being enough rental demand in that area to sustain as an investment. Supply being what it is, unlikely demand will exceed supply anytime soon. Even excluding the upcoming pipeline.

I could be wrong though.

I only went to semenyih once to check the property. It seems like a decent place to live though. Kudos to the developers for providing a quality place to stay. Its still affordable for ppl. Will likely remain so for a few years forward.

Probably -1% for 5 years and then 5 to 10% thereafter. Provided the developer doesnt decide to launch another 1k acres after that. Which they very well might.

If ecohill continues to launch phases after that there might be a lid on prices longer than 5 years. Really depends on how much demand there is. The highways make a big difference.

I think the end product is a wonderful product. I think most people agree, just the location a little far. The rest is just ppl looking from an investment perspective. Like me, but i have only been there once.

Thinking to shoot if i have some extra bullet. Maybe stay there, but i am a pj person. So it might be too far for me.

Dont think this place will turn out to be a good investment for the earliest buyers. But i think it will take shorter than most ppl think to fill up completely. To become pretty populated i think 10 years is long enough.
