Plus how much maintenance you have to pay every month. At the end how much you can get.

Well said. The next cyberjaya with oversupply of condo for uni students. Even LKW students are rich but look at cyberjaya property price.

Those attend UTAR is not financially strong....
Mostly from lower to mid income families..... It's cheap & recognized by many companies... That's why many people pick... After getting rejected from IPTA...

RM300 still OK for most utar students. Sungai long near utar rental also much higher.

For Sunway, Taylor areas rental rate way way much higher alot... Just a room with attach bathroom can go up to rm1k+/pm

why dont you guys check the rental price from westlake hostel there? the price looks pretty much the same since 2012 (graduated since then).
generally, the further from UTAR, the cheaper it gets. I used to rent a room in taman bandar baru selatan kampar for about rm150 inclusive of utilities bill.

most students ride bicycle/motorcycle to class, there are also UTAR shuttle bus (not free, need to buy bus ticket from UTAR) that goes around the place.
