Townhouse for the most part, are less expensive than landed homes, but offers condo conveniences and better value with its larger built ups. A balance in affordability and privacy. thumbsup.gif thumbsup.gif

you are closer to your neighbour than normal condo... condo at least some of it will have spaces between units... townhouse basically like normal terrace upstairs and downstairs... if sound insulation nt that good... u can even hear them chit chat at downstairs just like normal terrace staying....

when you share the same carparking space and main entrance door with someone...obviously you just cant ignore yr upstair or downstar neigbours. even when you throw rubbish down from yr upstair unit (not recommended), your downstair neighbour surely know its you.....

unlike condo now which has at least 12 to 33 units on ONE FLOOR, you can basically put up a high nose and ignore all the strangers.

but in the end it will still live like same unit of terrace... the only thing seperate two units are upstairs and downstairs... but so far... all the townhouse show unit i visited... not too bad... sound insulation and privacy etc seems not bad... not sure how is it if stay for long term only....

its up to your whether u can accept staying in a townhouse geh... generally workmanship quality no one can guarantees you... thats why developer give u warranty period... haha

Townhouse is the closest thing to landed.

Advantage of townhouse, strata title. That means you pay maintenance and developer provide you proper security system with card access, patrolling, etc.

Strata title also means owners cannot renovate the facade of the house, which maintains the look of the whole neighbourhood.

I just went to Evira and Avista neighbourhood... macam2 renovation.. pening kepala. All renovate until macam2, lost the exclusivity.

Security so far only a booth with guard there pulling barrier (no access card). Have to depends on the association how to handle it

If let me choose, I will choose townhouse over terrace for the reasons above.

if you're girlfriend/mistress make 'load sound', not recommended staying in townhouse..can disturb neighbour sleeping..

Pls dun confuse strata title w security patrolling guards and dogs etc.

Strata just means none of the owner has sole right to the land their houses sit on.

The rest is supplementary.

I have seen townhouses macam normal taman in pandan jaya....

Probably most of them have not seen it with real eyes. Still stuck to 80's mindset of how townhouse "was supposed to be".

Just like Proton la... haven't been to showroom for past 10 years, but keep hentam the brand just for the sake of hentam it.

townhouse is townhouse, whether its 80, 90, 00 or 10. it hasn't changed from fundamental.

unless someone comes out with clustered townhouses, smd townhouses or bungalow townhouses.

why criticise proton? its not relevant in motoring sector. devil.gif

now can legally refer proton to cina mari local cars. don't know its make sense....macam politicians called cina dan indian 'pendatang'.

macam smds, except upstairs one owner, downstair another owner????

but the cost accountant will tell the boss its not economical to launch such product. better sell as SMDs.

and we have people who say not buying townhouse because sharing land/unit with someone.

most are tandem parking, sharing almost same access with yr neigbours, got yard but not sure upper neighbour will throw rubbish down boh...

might as well buy standard links.......why nak susah susah buy overpriced landed with condo features?

also for subsale, you are either better off normal link or lose out to condo. worse of both products.

I can see you have a lot of hate towards townhouse in your previous post and this post. smile.gif but it's ok, freedom of speech anyway.

The price of a condo unit is similar with townhouse unit nowadays (in terms of RM per sq ft). Well true there are some townhouse with more expensive price than condo. Since condo and townhouse is also sharing, townhouse have much convenience, just like terrace. You're talking about upstairs throwing rubbish to downstairs, the same happen to condo as well, no?

At least in townhouse you just park your car in front of your house, and voila... you reach the door step of your house, instead of walking to lift lobby, waiting for lift, and another walk in the corridor to your doorstep.

This argument will never end. As I said... each of us is entitled to his own opinion. Cheers. thumbsup.gif

Your statement of "overpriced landed with condo features" is very misleading especially when you can get a townhouse at between 30% - 40% lower price per sq ft compared to condo.

And that is not taking into the fact that a townhouse could be so much more bigger and spacious than a condo which is so much more reasonable for people who is planning for a family.

Your statement of "overpriced landed with condo features" is very misleading especially when you can get a townhouse at between 30% - 40% lower price per sq ft compared to condo.

And that is not taking into the fact that a townhouse could be so much more bigger and spacious than a condo which is so much more reasonable for people who is planning for a family.

Pls bear in mind that townhouse usually comes w zero facilities. Not to say that everyone wants and likes facilities.

to be fair... i have looked at the design of ayden... fundamentally... it has never changed compared to those townhouse thats existed since 20 years ago... different is making more levels with modern design... good thing is this is selling way cheaper than 3 stories townhouse of tropicana heights kajang despite slightly smaller build up size only... for those who can accept townhouse... this is good deal... even better deal than bellevue cybersouth considering their townhouse 2 stories aje....

but for that pricing... its up to ppl to choose though... general malaysian mindset would be to add 100k or so to buy a proper double storey nearby... and msian generally dont like tandem parking... this is very true... if u buying a condo at the cities... u may have no choice... if u buying a property in outskirt locations... u do have a choice though...

kenot look like this la... rawang stopped in developing their infra... thats their largest problem...

southern here still got alot of potential with HSR, tram and etc... but then will still take alot of time la... who knows bull-run suddenly come again... lol... applying the same scenario... if u buy a subsales properties at current pricing in cities also wont appreciate much already due to oversupply and also property's conditions...

No it's not that high. Ayden is < 250 psf "before discount". After discount is < 200 psf

yes includes everything since they didn't quote me the exact measurements of each parcel, only the whole thing. The downside is that the maintenance is pretty pricey, I think it's around 240/mth due to the grass patch.

The green patch although u paid for it, its inaccurate to take into acc as psf bcos irs not under roof and not considered as gross built up.

well, this is the industry standard though. You'll not find any psf figures that exclude grasses. I've even asked the lawyers who were preparing the SPA but they also told me that these were the official figures.

No. Under strata title act, those not actual BU is considered accessory parcels (garden, carporch, open yard).

Same w condo, when we calcullate psf price for condo, u dun count the carpark as well.

After 4 years of staying here, I can finally give a more in-depth review of pros and cons of this project:

Pros:

1. The whole area has been developing rapidly from 4 years ago. The township seems to have at least 5x more residents moving in, and most of them are probably govt employees in putrajaya (mid to high income civil servants)
2. More amenities are coming up. Originally there was only a University (XMUM), now there is an additional international school, and an upcoming govt high school just beside Ayden.
3. Dengkil bypass has smoothen the traffic incredibly going towards putrajaya/cyberjaya. On the opposite traffic flow, ongoing works are being made for another bypass to KLIA
4. The Ayden community is great, probably because most residents are owners. There are a few problematic residents but all of them are from tenants
5. Ayden located on "high grounds" has managed to avoid flooding, which often occurs in the lower areas of the dengkil highway
6. Plenty of eateries, convenience stores, car workshops, etc., all within walkable distance just at Kip Sentral.

Now for some cons:

1. Perhaps the no. 1 problem for all the residents here is the subpar workmanship. We were quite disappointed as our relatives kept promoting IOI as a "quality developer", turns out not true.
2. The whole township sits on palm oil land, and the land itself is very sensitive to lightning strikes. I have lost count how many times my circuit breaker tripped during a stormy weather.
3. Limited parking spaces, including visitor parking. Each unit only comes with tandem parking for approx 2 cars (3 cars if you drive something like axia). Bigger families with 3 cars will need to rent visitor parking. And not to mention if a household holds a kenduri, their visitors will have a hard time finding parking space.
4. Traffic jam within the township gets worse everyday due to more people moving in.
5. The only grocery supermarket is Econsave in Kipmall, which has overstretched its capacity already due to the resident influx. There's some talk about Lotus opening in the opposite side of the town within Arena Xchange, but till now no concrete timeline
