Different location with COMO.

When you Google Sunway Bukit Jail, you will only get news below:

KUALA LUMPUR (Sept 20): Sunway Bhd is buying 47 parcels of prime freehold land totalling 11.8 acres in Mutiara Bukit Jalil here for RM15 million.

The land comes with an approved development order. The group plans to launch a project with a planned gross development value (GDV) of RM36.7 million on the land, by the second half of 2020 with completion slated for 2026.

Which is the Phase 2 land only, not include the COMO location.

Land cost equals almost 41%?
Const cost?
Professional fees?
Development fees?
Holding and finance cost?
Why would sunway want to dabble in such a small development? 🤔

47 parcels was previously Mutiara Bukit Jalil landed lots. Should be call Phase 4.

When press release on 2019, Sunway brought Bukit Jalil land, GDV was based on landed.

While base on the land clearing activities now, it look like they will be building high rise. GDV will be different, most likely they get approval to convert landed to high rise.

You may drive over and have a look.

Saw the site start to active again… many heavy vehicles go in go out from site … the project revive again… maybe the developer already got fresh injection through selling their adjacent land to Sunway
