 New property undert LBS, zenopy residence

Recently i found a new project under LBS group call Zenopy Residences.

I am hoping some seniors able to give some advise about LBS group and abit more about pricing issue.

This project come with 4 variants, 1,128 sqft (3+1R), 1,012 sqft(3R), 982 sqft(3R) & 823 sqft(2R)

Went to their sales gallery today and agent says developer put wrong price in system for 1,012 sqft which the price is cheaper than 982 qsft for almost 20k.

Is there any possible that developer will put wrong price in system or is it just agent wayang around to get booking.

Found that not many is talking about this though, kinda weird. A project near Bukit Jalil, nice road, near to grocery stalls etc...It's a silent area indeed but am not sure what other projects will be build here anyway...

Hope someone can share.

LBS quality depends on the contactor.
Never heard of this one but last time my cluster semiD quality not bad. Of cos got to fix here n there a bit but they attend quite fast.
Theres many more worse developer than LBS definitely

developer cannot use 'quality depends on contractor' excuse lah........as developer you are responsible for the house.

so if contractor presented the beautiful homes....who will take the credit? will developer publically said 'you must thank my contractor mr so and so for such a terrific job'. ????????

AND compare who is 'more worse' than LBS doesn't really promote LBS to 'more betterer' developer, IMO.

Im totally agree with you.
What I said is based on my experience and my friends who bought LBS different properties.
I never said I agree to 'quality-depends-on-developer's-contractor'. It's just what happened now, and I'm sharing the info.

Unfortunately thats not what happen to LBS where some is ok and some not.
With that being said, for me LBS is still considered ok for me because during warranty period, they did try their best to fix. At least thats for my case. I dont represent other purchaser.

Of cos bro.thats just straight logic. Who create the mess, clean up the mess.
But complaint I still made thru LBS

Point is, nowadays many developer is cheap bastet.
If for first home buyer who wants a problem free house probably have to pay premium price to buy from sime darby or the likes.
Even for us its just plain logic that developer should deliver quality, but the fact is we have to live with this nonsense.

I actually thought the location is pretty peaceful, but maybe too peaceful for a youngster like me lol. Quite a few shoplots already established and serving the neighbourhood. There will be more coming with the project itself. Unfortunately, they are selling the project's shop lots.

Dont think so.. yea, it sure will be more quiet and "peaceful" compared with the hustle bustle equine town area, but hey look.. in a few years time, i think that area will be overcrowded one.

while i like the serenity of zenopy. I live in nearby only, so i know the area, should be still ok. Down there is some cheap shot lot and mainly car bengkel shops and mamak.. hopefully by the time goes, more better shops comes in that area especially when the project completed! flex.gif flex.gif

Very poor quality developer.
Use cheap materials, poor workmanship. Ask around ppl bought their project b4. Then u will understand

my comment - lease hold, commercial title, "peaceful" area (aka not developed yet), so deep inside...with that price tag somemore...and far from MRT or public transport, so many high rise nearby that area/equine...

seems like all the buyers here is new joiners in Lowyat...

Actually this project is not that deep inside yet very near to the pavilion 2
i very enjoy for the night surrounding + forest ( personality issues i think tongue.gif )

You can do your own comparison and analysis one ma, dont bother too much about what other says. Just take those as reference, then proceed to do your own analysis and finding if you like the project lor..

For me i think quite ok la, can be considered as the cheapest new project around sk (especially this puchong south) area d. roughly 500-520/sqf..
What you get back? bigger size, more facilities, peaceful area, rather moderate maintenance fees, easy link to main road especially towards puchong/ cyberjaya/ putrajaya/ kajang via LDP or SKVE, then also go up to pavillion 2 (bukit jalil area) via puncak jalik route.. not bad ma tongue.gif

yes agree.. is actually really really not deep at all... easy access to main road, 3km to each MRT station (2), 300m in front of it there is a SJKC.. within 2km can reach to puncak jalil commercial hub area, and 3km on another direction can reach to equine commercial hub area

guess the project is better for homestay. Btw, you booked forest view then? cool2.gif

Anyway, if anyone wants a copy of nearby property comparison analysis sheet, you may PM me.. i've really done a lot of research before decided to buy this one.. biggrin.gif bruce.gif

Live in this area up to 4 years d almost yawn.gif

Blue is the SJKC,
green is the puncak jalil commercial hub
orange is the equine commercial hub, with M being McD
Black stars are the 2 upcoming MRT station

From zenopy to each major hub, all also main road with good condition, all within 2-3 km.. reach highway within 4-5km... i really wonder what is "so deep" for this project as for location wise

Got to know from other property agent beside Zenopy will have Rumah WIP.

Aint sure how this will impact the tenant mix around that area. Also, not sure how this will affect the appreciation of Zenopy.

I went to the sales gallery. The show unit is funny.

It is not showing the REAL layout. You need to imagine your self for some part.

Why most of you judge just by what other ppl saying ah. I think most proper way is go showunit and the site to have a looks ur own. All individuals have different opinions one mah. Dont only know “other ppl say its bad”. Not cari gaduh but just my 2 cent haha. Peace.

It is commercial but it would be converted back to residential rate once the project completed so that the utilities charges is cheaper. Developer will do the conversion.

Not sure about RumahWip, but beside Zenopy there is (almost) definitely another high rise property that is going to be built by LBS also. They just acquired the land there last year July.

Booked my at level 27 too... Waiting for loan and BTW they offering 20% rebate and 15k cashback now. Only can use max 17% rebate as dp the rest will hand over when collect key. This was mentioned by the sales. Will all this rebate and cashback appear at snp?

Once u get out from the lift, there is a door to your unit right, that door only use by 4 house owner only due to semi D concept.

I heard that they will do access card for the doors.. the privacy is mean that the access door can only be accessed by 4 owners.

Make sure you chase your bank to make payment to LBS fast once loan approved, those sohais at LBS will later charge you for late interest payment even though it's their fault for sending documents to the bank slow.

I wont trust SA that much....they are not related to the work site and know shit. been conned by SA once too many times.

I would take the latest would be 2021. any advance will be a bonus.

I’m in dillema. Either zenopy or the edge residence subang. Both very very different in a lot of aspects, price, etc. but currently having bad experience with the edge SA 😓

Gais, can somebody explain to me about progressive payment? When have to start pay to bank? Is it reduce the loan or hangus burn? Anybody got waive?

Mine using UOB, SPA signed last weekend. My loan agreement fees RM 8k. So high meh. Ask to discount on the lawyer fees . No discount..aiyoo..

Hanggus/Burned - unless when it came to 50% release certain bank can let u pay the full monthly repayment. Then it will reduce the loan.

For this make sure that you chase the bank for the disbursement.

LBS number one sohai, they will charge you late interest fees later eventhough it is their fault that they give the bank the documents late.

For me it almost ate up all the rebate. Make sure to chase your bank everyday.

i own skypark.. their finishing is OK not bad.. the cap ayam part is the cheap quality of material they used.. door handle broken in one or 2 years.. what worse is, here is BSP frequent blackout and the electric board will fried everytime.. entire condo will remain no electric while surrounding restored.. to fix, need to wait few more hours after TNB restored if lucky, else tomorrow morning.. another is the maintenance, this area memang cap ayam habis..

Once aircond on....you cant sit n relax at balcony.

Indoor plant is good but need care also.

For example the indoor plant needa to be sunned at least once per week.

Also indoor plant also give habitant an indication of the air quality or feng shui in the house. If indoor plant cant survive or didnt grow as healthy it will also be bad for people.

Just out of curiosity, what was the price for 1128sqft again?

The total price is RM591,000 but loan amount is RM531,900 because of 90% loan. But the actual payment is actually how much?

I've checked with the developers and there aren't going to be any owner group created by them, so it's down to us own initiative.

Thus, i've setup a Facebook owner group few days ago and invited someone that i knew into that too (owner of course).

No.

After buyer signed, then the directors baru sign. God knows when the directors will sign.

Only after directors signed then lawyer baru bring the spa for stamping.

Usually good developer will return the signed spa to buyers within one month.

The longest i waited was 5 months....blari hell the directors didnt sign bcos there were changes in carpark plan.

I should have dated the doc when i signed.....then they will have to pay fine when stamping. Betuh celaka.

Canceled my purchase Cox my was sold way high expensive. 590k for 9xx sqft which is the price for the 1xxx sqft. Not honest so I fed up and make my loan cancel by the bank no penalty kena and request to cancel and I give 1k deposit to them for free.... They still send me. Invoice now how? Lawyer SNP never signed. So I can ignore whatever they send to me right?

Due to not too much information to be share around also at this stage, there is no plan to create that group yet. Even yes, we would initiate it from there (gathered the contact information for the group chat from there), to avoid duplicate work.

based on the progress so far, seems like 2020 is more likely laaa (now seems like 2nd or 3rd floor residential only, another 20 floors roughly?)

For the price, ocbc dun accept as is above their value max they can do is 560k and the sales agent in the end tell me actually is 480k only Cox they need to give me discount so have to mark up high.......

Just went to sales office today to check out the 1128sqf show house

The dry kitchen and balcony quite small in opinion, but luckily the yard is bigger

they got few more unit available for 980 and 1128sqf since loan not approved

Planning to get the forest view, anyone know which view will get the morning sun

I prefer my balcony get morning sun.

Please advice.

Not sure about the sun but the balcony is quite small.. looks like can't put in any balcony furniture or chairs.. Just enough to stand and enjoy the view. The width of the balcony is 750mm.

Y not ask SA... you should have really ask your SA for such simple and direct question ma isnt it, dont let them get free commision, challenge them always.
Morning sun is facing the pool and SK view, not the forest.

The only developer I see without complain so far is Tan&Tan. Every developer sure kena shoot by LYN forummers before. Go there and see if you like the feel or not

Visited skylake showroom when passing by. Their windows frame is using a cheap apartment windows frame and confirmed with SA they are giving the same quality during delivery. Not sure this Zenopy using the same spec windows or not.

The SA also told me can rent my access card to the outsider to earn extra money as 4 cards are given to the owner and can rent 2 out for outsider to use the facilities.shocking.gif

Then compare their phase 1 project said selling Rm700+psf, now skylake selling 5xxpsf so i total save and earned 300K if i buy skylake now. shocking.gif

I'm speechless and said thank you to them.

Already late completion , lots of units kena water leaking through living room balcony and room's window.

Common area badly done with lots of defects.

Bad planning and ugly pipes. Kitchen gave us 1 socket and told us cannot hack wall to add points have to use casing doh.gif

After the big rain recently , asked for EGM . The engineer guy come out taichi kaw kaw

Many people advise against buying LBS properties and there is a reason for it.

Developer has a bad reputation for quite awhile now, don't use 500k to bet against the market. Lessons learnt, move on.

I went to view show units for LBS d Island puchong some years ago, along the way, I saw many units which are already built have a lot of cracks, therefore not consider them at all after that.

For water leaking via the windows structures etc. Need to insist for PU injection, patching like that would not solve any problem.

this LBS getting famous for the wrong reason. this kind of property quality is really unacceptable and disgusting.
send this video via whatsapp to my friends, after seeing, they ask what kind of "SIA SUI" developer is this.
this kind of quality build, water leaking everywhere even from power room. crazy.
hear the name LBS already skip, no need to know at all what project they offer.

Maybe she didn't search hard enough, right off my head I can think there are at least several new projects that are better than zenopy and developers with reputation that is definitely better than lbs.

Like I said, lessons learnt, move on. Some buyers thick skin dont want to listen to people's advices then nothing others can do.

As i did research, i saw it is under LBS. Thanks to this thread i now know that it is the same banner that developed the Zenopy Residences.

Therefore i now consider blacklisting it and cancel my trip to showhouse this weekend.
