Wonder if it's possible to change TNB to own account. Once successful, then terminate the power. Somehow write to TNB not to allow anyone else to registered using old SPA later than the POS contract. This is to safeguard from previous owner go to TNB to apply.
Same with Water.. Since have no tenancy agreement with the tenant, owner are free to terminate power and water supply? |

QUOTE(AskarPerang @ Oct 9 2019, 12:45 PM) The examples given in Penang are clear cut low cost flats. "Low cost" or "not low cost" status is not based on today market pricing. I bought a low cost 20 years ago at 42k. Currently market value at 130k but still classified as low cost. Last checked with MPSJ about the cukai taksiran.. MPSJ said it's waived because my unit is under low cost status. Doesnt matter how much was the initial price government sold to the 1st hand owner. Few low cost flats in KL already breach the 200k pricing and yes got people will still buy. Even when bank value at 200k, the low cost flats status remain unchanged, will still be considered as low cost flats. Got restriction when want to buy and when want to sell back such property. Wondering if there is any restriction to buyer for low cost purchase through subsale? |

From my experience.
Taking a loan for auction is not difficult to meet the 90days. 1. Make sure u eligible for the loan amount. Sometimes DSR pass but due to lots of auction within same condo cause bank to be uncomfortable. If ur DSR is at the border line, u may have to standby cash 2. Most important is the right legal firm. Not all have experience in auction transfer and loan related. My 2 cents |
