Some expect 'dead chickens' to be overly undervalued props. Others expect dead chicken to come their way without doing their homework. There wont be any dead chickens, only opportunities to buy something slightly below the perceived market value.

All these are the after effects of greedy developers + overloans from banks (previously) + overzealous investors = Disaster in the form of winding up and bankruptcy.

2 bidders. Syndicate own register as another bidder to bid up the price. Reason is to collect higher commission earning.
Nobody else will enter at 470k. It is still high price.

Anyway, they bid up the price and sold at 502k.

Can you explain how the syndicate works? I mean if the buyer registers but don't bid until higher bidding price than the said syndicate, then the house will be sold to the syndicate too right? All buyers should have it very clear in mind what price they are willing to pay rather than follow their emotions when purchasing lelong units.

Thanks for the explanation guys. But then again, its up to the bidder to take the bait. If the bidder doesn't take the bait, these syndicates cant do anything also. Just like those "ulat" you meet at every auction that comes sit next to you to ask you how much you are bidding for, trying to strike a deal so that you don't bid and take their cash offering instead. Does these deals even go through?

Yes, your explanation is clear and precise. What I meant is that there would sure be those ulat who could be a property agent or someone representing a prospective bidder who will at all costs try to manipulate your bidding price, saying that their buyer is willing to pay max Rm500k for the unit, while the reserve price could be only Rm400k. So he will ask if you are willing to go past that, if not then he will ask you and other bidders not to bid, in return he will offer cash (which will be from the buyer he is representing) to buy you off for not bidding/jacking up the price. Such pests exists in every auction. dry.gif

Means syndicate already has a client that wants to bid for the house but the bidder is not going for the auction himself. So he appoints the syndicate to do so on his behalf but syndicate convinces bidder that the house is worth much more than the reserve price, prompting the bidder to authorize to syndicate to bid much higher on his behalf.

So if you are planning to bid for the house, go to the auction yourself, rather than rely on those real estate agents, third party which could be part of the syndicate.

Or rather the Bank or whoever who buys over later. I know a land owner who sold a piece of land near Tanjung Karang to Jamban but the deal wasn't transacted yet because he has failed to secure a loan for it. But this Jamban kept telling others that he bought the land and the land owner is having trouble reselling it now as nobody in that area would want to get involved with Jamban.

LOL. True. Another possible scenario would be the previous owner harassing you once you win the bid. Though he is no more in power, you would never know what could happen in the future.
