My personal experience, bid for a leasehold property in KL, direct transfer from developer as it's brand new unit before handover of key.

Very important to get an experience lawyer if u are getting a loan and must settle within 90 days.

I use a cheap lawyer but I buy cash for my properties so it's not a problem. The process took almost 6 months for me to get keys after settling all paperwork.

Direct transfer very likely to be able to complete within 90 days, but need to move fast with your loan application so that lawyers can also start their work. Now I heard land office already almost back to full force, just that they have backlogs to clear. Should be quite safe already unless another lockdown happens.

As for agents, I initially contacted one of the famous one with Facebook page that has a lot of followers, but he won't work and reply to messages during weekend. So I just called up a few other agents and choose one that I find most patient and courteous. So far so good with this agent and had 1 successful bid and unit opening already.

Need to be careful also. Make sure developer is not in the midst of issuing strata title already. There are cases under master title, but after bidding suddenly finds out strata title just only issued, buta buta kena 2 times MOT.
