 Is Saville D'Lake, Puchong a good buy?

Hi All,

I went to Saville Puchong show room last weekend and found out they are now offering quite attractive package..

10% Downpayment waive
10% Rebate (cash receive upon received key)
4% Cash back

The unit price is roughly 650k+ (1130sf/ 4R2B) ended up only 500k+ due to this special package.. But the loan that we need to apply from bank is the 650k after deduct 10% downpayment..

The area is quite far from Puchong central (almost at the edge of Puchong) and close to Cyberjaya/Putrajaya.. Close to a huge lake, industry area and is quite separated from the busy town.. Didn't seems to have any future development around the area, so far..

But when I check Google map, it is only linked to a small road and is not that convenient to reach to nearby highway like MEX, LDP etc..

Any opinion whether this will be a good buy if my target is for rental?

many options nearby... why choose this.

list down the pros and cons then you have better analysis

what about Aqua. seems quite cheap.

I have read about this thread earlier but the discussion is before MKH offer the special discount package..
With the new package n lots of discount n cashback, is it a good buy now?

The location is not that strategic but it looks like no other development so far around that area, which make the competition less..

Rule of thumb, first check.
1. can similar products in that area rent near to your installment?

2. how much similar products is selling?

Similar explanation/calculation can be reused for the "new" price.

🔘 RM650k loan with 4%(simply take a low one) for 35 years, the monthly installment is about RM2878.
Since you mentioned about rental play, perhaps you may do a little survey at surrounding if the unit can be rented for that price?

The condo is catered for people who already know around Puchong and want to stay around the area. About 5 mins from the condo is the butterfly interchange to ELITE, SKVE and MEX. Not hard to get there. Around the area below got few malls, including upcoming BSP township.

For the price is around 440psf only. Can give high rebate and extra cash back.

Certainly not good for rental, is a very bad decision. U can check how the condo in Puchong south doing. U can't even rent it out with rm 1500. Totally not an investment. Put fd also better
