Lots of old houses in Bangsar for sales these days - what is the catalyst for the area esp with Pvallion in the north and MV in the south?

Not many crowds in BSC or BV.

Indeed, old house (40?) also price 1.7m in J.Telawi, still wondering who will want to buyesp without GnG. Guess it is just about loc but with pavillion coming out, the catalyst should be in DH?

Suez cap is launching bangsar hillpark 3rd qtr of this year. Indication should be cheaper than 38 bangsar....and its a full condo title, not service residences

Ain't paying One Menerung PSF prices for that part of Bangsar.

Traditionally pigeon hole developments never fared all that well in Bangsar especially in the upper areas of it.

I don't believe there are any units at OM that are <3000sf therefore even at RM800psf you won't find it at RM1m.

Plus all the units that are on sale now aren't the most desirable or "investor" want to fast fast cabut before the men in blue arrives.

i think still ongoing... my fren recently bought a unit of residensi kerinchi from them... all the panel bankers also concern on the legal suits... and his loan application delayed quite long because of those legal suits... i think premium residence built by same main con gonna be facing similar issues... seen the recently VP units and it does not feel like something worth over 1.1m sweat.gif sweat.gif

The bankers said it is because of the legal suit? ohmy.gif

Reminds me of the debacle with Magna Prima and The Avare. The residents sued the developer for RM25mil, in the end the developer settled the case out of court.

according to my fren, all the legal suits about the very sub-par workmanship and final product delivery from the developer... i think the developer didn't provide enough furnishing accordingly or up to standard... and all those buyers buying 1m above prop one... sure ada banyak jalan and time to sue the developer...

not sure is it only on the first two blocks completed have legal suits... or even the latest premium residence pun ada...

The klgw Residences also considered as premium product?

I didnt recall it was marketed as such...

The workmanship is bad, agree. Psf paid is high. Buyers have 24 months to complaint and recover the cost via retention fund from lawyer.


The buyers also need to recognise they are buying into intergrated concept with mall, office, lrt Station etc which the premium went to.

Checked in with the sales gallery and prices range between 687k - 1.4m and expected to be completed by Q4, 2023.

Location wise, i'd say its more attractive than Bangsar Hillpark.

Type C units that are 2R + 2B (960 sq feet) is going for RM1,090,000. Majority of the lower floor units have already been booked i.e Floors 10 - 13 for the Type A units (studio types) that are going fgor RM680k - RM704k.

Slightly above RM1k/psf seems reasonable considering Bangsar address and proximity to LRT. In fact, almost too good to be true when you compare price/density/location against Bangsar Hillpark.
