for this effective rate I oredi checked with CIMB fella..they said it is 3.9 + 0.9.

3.9 is BR.

and he also told that BR jarang naik turun sesuka hati compared to BLR. is it true?

for certain bank, yes.

But in this case if u take asb financing and wanted to apply loan with same bank, some ppl tell me will even get better chance to get ur loan approved. e.g cimb, maybank.

Yes, BTW you should treat this as force saving not getting rich scheme.And not all people qualified to take 200k max, but that is the best amount to profit.For 200k you'll be getting 14 k dividend per year (+compounded interest).

End of the day, the individual has to weigh the risk of loan default against the reward of having RM8500 more after five years.

For some, it's the fact that one "has" to pay the loan that provides them the discipline to save. Otherwise, these individuals may just spend it because for a loan, you have to pay, but for savings it's the individual's own choice.

So take the RM8500 as a reward for being "forced" to save.

For others who are more disciplined, they might prefer the flexibility of not having a loan.
