I meet one owner recently, he just buy the house thru auction, after 3 month he let it auction again after see the house.

He think burn 40k better than suffer every month till 20~30 years.

Talk to the owner, he very happy because almost half below market value, then he realise after 2 month later, nobody call or willing to rent that unit even with the offer 2000rm monthly.

At the same time, he also remembered their unit (studio) till now not rent it out with the pffer 850rm monthly fully furnished.

Then, i know who know better bout cj in this thread, dont blame someone who keep tell everyone 20 tower or more, and dont talk nice and sweet when you dunno anything bout cj, only who buy in cy know better than other news and media or internet.

Looks everyone suffer rite now, and you all can check the lelongtip.com, auction become more and more in cj, also more than 60% below market value, some of them 70% and almost reach to 80%, 😱

Yummy. Is a student suite. 3 bedrooms unit 450 sqft. Fully furnish unit. Per room last time monthly rental able to fetch RM500.

Owner of this got 2 units. Another unit number is HT-13A-01. No idea lelong at how much. Got burnt by dibs. Only need 1k to won a unit last time.

Garden Plaza very less occupancy rite now, many LKW student stay outside cyberjaya.

Big issue when to split the electricity when sharing with other people in one house.

same to The Arc, topup meter for electricity, end up the unit left empty, unless rent it out by whole unit.

Very good sharing but reality too much oversupply and many people can't hold too long.

Not only old timer, new investor also will die soon with current market sentiment.

many high tech company, uni and etc, but staff not stay in cj, most of them stay outside cj.

still have many tower with green net in cj, and few development already cancel/delayed due to oversupply.

Not only condos and apartments, now offices and shoplots also being auction in cj, u can check auction website week to week basis, and getting more and more auction, now more than 40 unit auction every month in cj

what others said is, cj government pour a lot of money to grow but still same compared to other places.

Do you think all the condos, apartments, houses can occupied within few year.

Talk about 2,3 years ago, cyberia smarthome really damn hot, master room fetch 1k per month, nowadays how much you can rent it out? rclxms.gif

Also look at shaftbury 2 years ago, now what happen?

Most units people only enter at below 400k but bid will still end up going beyond 400k. So probably can try luck get the unit as single bidder at 400k. Who knows.

p/s: the 437k unit got no bidder last month in Dec, but HSBC decided to maintain the price for this month. next reserve price will be 394k in Feb.
