based on current condition... in term of condos.... really have better options near KL than cyberjaya.... last time the best option to go in cyberjaya is target at their landed for own stay... its worth to stay in a landed in cyberjaya than the ones nearer to KL... without jam its only 30 mins to KL.... but now cyberjaya overflow with condos... which is you have alot of highrise options elsewhere as well if looking for own stay... haha....

landed is indeed a good buy even at current subsales level.... the landed there quite well planned and nice to stay...

as for condo.... unless u reli working nearby there and alot of social activities nearby there... i dun see the point to buy a condo for own stay at there as the pricing and density of the new condos no where better than the KL ones... no need to mention about investment....

i think alot of AK's condo at BBB mode... haha.... still alot of ppl come and attack cyberjaya... but to be fair... if u are in those thread... the same situation applies... just that alot of them gt ignored til disappeared...

depends on what you perceived as your investment.... capt appreciation or rental income? generally landed never have any good rental income in the market as landed total value always been higher everywhere due to their sizes and land usage... landed can only have better resales value because lands for construction of landed is getting further and further away but u need to hold on to the bleeding before u able to realize it into cash....

if tenant can pay the rental u want for a landed unit.... they can also buy up the hse for their own stay already... and some expat also prefer to stay in low dense luxury highrise as well....

rumah selangorku landed anywhere else also have the same clause and lower than market value pricing... be it shah alam, sg buloh, rawang, semenyih.... lol

yeah... im just replying to your point that government gave help to grow CBJ.... with rumah selangorku element at other locations too... government also helping other areas to grow too... its not a priviledge just to CBJ... thats what i meant... haha

its doing well around KL also... alot of obike near the tourism hotspots... haha...

to be fair... cybersouth at least sold out the landed that they launched despite whole land is leasehold... haha... dengkil have nice chinese foods too.... but cybersouth is located at the border of dengkil only... drive 5 mins can reach LKW uni....

cyberjaya itself still traffic free... quite unlikely will jam towards dengkil too.... i think the 1st phase should be VP this year end... not sure hows their workmanship... cybersouth thread still like dead city...

quite weird that u working in puchong... but wanted to purchase GG, EG and elmina before which are at the northern side.... everyday travelling north to south will kill u from there with the combination of LDP jam... haha... anyway congrats on ur purchase in JOG.... it better suited for you in term of location wise... just chg ur late night shopping to earlier night shopping maybe haha...
