It  comes with marble flooring and hardwood flooring ( high end and definitely not the run of the mill

this is a boutique developer and they have many fans from previous project like the one in MK..(cant remember the name but

Sunway projects are a hit and a miss sometimes..main issue is WATER LEAKAGE - real pain

I actually bought both.

I stay near Avila so i know the area, for birch i did a walk around and night tour of the area too.

Avila
Primary:Ownstay secondary:investment, suburb environment, with Lexa opposite, shoplots, it is looking like a friendly suburb that is nice to stay. This LRT line is still one of the most premium LRT line and it's not going anywhere.

Birch
Primar:Investment secondary:ownstay, if you dont' mind the city life, it's alright and its more convenient, with existing shops and foods, but you don't get a suburb feel in the area, it's much more busy. It's got potential because of MRT2 and NOW MRT3.

As an update Birch got maybe 20 units left? The sales performance is very comparable with Avila. They both sell well for good reasons. Completion however, Birch is at 41 floor now and it was launched later than Avila, I don't think i've seen such speed recent years.

Won't go wrong either way, depends on the stage of your life and what you're looking for.
