few days ago just pass by this place and was thinking such a wasted development considering the direct connectivity of MRT station. then pop up this news saying sunway going to develop it.

There is also a skeleton building.

Wonder what other TOD element Sunwai will add to this project ...BRT?

Actually this building is structurally completed right? Just need to do architecture, M&E, and interior stuff? From street view, structure looks pretty much complete.

They don't have to.. It's their choice...

For bdr sunwai, at least they spent effort or jv in building the brt... For this project, it's like a revamp effort ...

They can choose to "add-value" to the surrounding Kajang bypass till the nearest ktm stn...

Well for Bandar Sunway it wasn't a TOD to begin with. This one in Kajang already has the MRT at the doorstep and easily connected to KTM and the HSR in the future as well. Not forgetting feeder bus system to go around in Kajang itself. So I think it's already well connected to public transportation system. Personally, I don't think they will add a BRT. Just my 2 cents.

D feeder bus frm this stn only go 2 saujana impian n tesco kajang. Tesco is only abt 5 min walk away actually so location of this prop nt bad

suspect SOHO / SOXO type of product class has been frozen since 2014.. so, at best, increased plat ratio for apartments from 4 to 6 on the back of the TOD status, if approved..

Yup correct. Stadium Kajang station which is 1 station away from Sg Jernih has a feeder bus that goes to Kajang town itself so it's pretty convenient too.

Agree there wont b brt here since oredi got mrt. D mrt stn is good enough 4 residents 2 travel 2 many places. Hopefully yhry dont price it 2 high

depending on the TOD status approval, if plot ratio and existing retained structure can increase volume by leapd, then price can be more affordable, less punishing for a piece of Sunway brand.. the existing 460M GDV gives no hint coz we don'tr know how much they put the value to the retail-commercial components.. but otherwise, and no matter, my take is abv 600/sqf for the name itself.. unless they spring some surprises in the pricing like their iskandar landed houses..

I thnk they r nt like ms in terms of d speed in launching sales after acquiring a prop, need 2 go thru lots of red tape n procedures. I think mayb need 2 wait at least till Q2 2018 b4 we c d launching

new CMO mah, may surprising element in new pricing strategy leh.. but prior to this, their iskandar's pricing did sprung some surprises, e&o's project right beside them also drop spectacles..

my limited guess, for this piece of TOD if purchased at 63 mil clean, and with substantial leverage of the construction cost against the reinforcement of existing structure, they can (if they wanted to) price it at sub-500/sqf for mid-size 1k sqf and still meet the kpi of say 20% on gdc even with assumption of the standard 1:4 plot ratio being retained.. caveat also on whether how much they want to pass it on to their suncon and also the massaging services, presumably the main building contractors..

throwing the challenge to sunway, hopefully can "chap sei kai".. kekeke

The previous developer went bankrupt due to some financial problems. That place used to have a sawmill before they build this building.

Currently, the project site is undergoing site cleaning.

Still long way to go. D/O havent submit. May b wait for next property bull run first just launch.

250k at best give u studio units only nowadays... Maybe give u 2 rooms but still small size unit consider very good already.

Then I believe Sunway Property join venture with MKH purchased and took over the project site. After that they demolished the old building structure. Due to structural integrity and new building plans.

Last I saw, a portion of the old structure was still there, maybe will continue to demolish soon. But almost all of the old structures are already demolished.

Yup, this project might sell out like hotcakes due to the close proximity to an MRT station. Lotus supermarket is also within walking distance.

If they are not going demolish the carpark structure, it is cost saving for the developer. I think that is why they can sell it at that price range.

Own stay is great, here. Stay here and work in KL. Yes longer journey.

As for rental, the oversupply of highrise units along MRT stn in KL/border(some with retail mall) have the upper hand to attract tenants
