Need to seek some advice

My tenant never miss the monthly rental but lately I found that he owe lot utilities bill especially
to TNB almost a year and amount come up to RM600++ (Average Rm40/50 per month). This make me freak out
and check for others utilities bill as well.

I also stupid enough to allow him to deduct 1 month rental due to his Raya thing bla bla bla...
from the deposit (2 month + utilities) that he give. After that, I try to ask back for deposit and now become
mission impossible.

My question is

1. How can I manage to collect back the 1 month deposit that he deducted earlier?
2. Can I go TNB and request them to disconnect the electricity?
3. Any idea to check other utilities as well such as Astro/TM?

By the way, my property is Apartment.

astro / tm should be under your tenant name right?

Think so, if he register with my name I guess he would need IC for it.
When on his name then nothing is related to me even the property registered is mine right?

Nowadays most utilities such as TNB, Indah Water...etc have online account which you can use to monitor usage and payment history. Some tenant tends to accumulate their bills before paying one shot, but I make sure their outstanding bills do not exceed the utilities deposits, else I'll force them to pay up.

I wonder why TNB allow them to have so many month unpaid bills without suspend the account.

My tenant only give RM500 deposit on utilities bill but now the bill shoot up to RM650 +++

Tenant and TNB don't bother because end of the day owner like us is going to pay up.
The amount owe to TNB even exceed to the deposit that I give to TNB

How do TNB who the person stay in the unit is tenant or owner?

My electricity kena potong by TNB anyway for having arrears of RM900 (despite a RM 1500 deposit).

Perhaps time to look for new tenant?
You could cut the water..but this would sour the relationship.

I usually handle the electric and water bill for my tenants. Bit more hassle, but this avoids the issue you're having

This happened to me once. mine is also condo unit. The tenant raked up electricity bill of $1k each month. I received a few notices from TNB regarding disconnection if still remain unpaid. But the tenant knows the way TNB works (probably they always doing this). They will always pay 1 month when they owe close to 3 months so TNB won't disconnect. However, I spoke to the TNB officer. She said that if I want to disconnect their electricity, I must pay up the arrears first, then only they can disconnect. I see no logic in that. Anyway, I managed to evict them and they did pay up all the money before leaving. Note my utility deposit only $500 but their electricity bill was close to $3k owing.

This is the answer I get as well, settle the outstanding then we will disconnect.
Luckily my deposit and advance rental are able to cover the balance.

all my props rented out, i keep all the account details. then use the respective portals to keep track of the utility bills.

1) TNB -- MyTNB web portal & mobile apps (search from your android/ios stores) -- you can add multple accounts to check. more details is shown if you are owner (need NRIC validation). if you add account as Tenant, just basic account details (e.g. outstanding, payment date, etc.). I'm currently tracking 6 TNB accounts via app

2) SYABAS -- OCSP web portal & mobile apps -- only show accounts tied to your NRIC, cannot manually add accounts.

3) IWK -- Account Balance (quick check) & Account Statement (pdf via email statement) -- you can add multiple accounts to check, no need NRIC validation, just account number.

TM/Unifi or ASTRO, let tenant use their own NRIC to apply. Never ever use your NRIC. anything happen, the IC registered to the TM/ASTRO would be liable for any outstanding/legal treatment.


currently, my rental deposits are 2+1 mths for rental and 0.5 mth for utilities. so far all tenants are behaving, at most outstanding about 2 months, then they pay a flat amount of RM100 just to temporary clear old oustanding they hardly even pay FULL oustanding.
