all apartments owner... they going to register with TNB and require ur IC.. no deposit required.. deducted with LAD .. huhuhhu

Do we require to submit our IC photocopy to merge housing office..? When is the last date.??

Latest update. The con-man developer now delay the handover to March 2012 (not as mentioned on end of 2011).

Good at playing delaying game.

Yes, must sabar.

Can only shout "syabas!" after amendments to the Housing Act is passed in December 2011.

Hope the waiting this time will not go beyond March 2012.



RAWANG: Amendments to the Housing Development Act to stop abandoned projects will be tabled in Parliament in December.

Housing and Local Government Minister Datuk Chor Chee Heung said one of the amendments requires developers to put a deposit of 3% of a housing project cost to get a licence.

"Developers now only need to put a deposit of RM200,000 and have a piece of land before the license is issued.

"With this new amendment, if the project is seen to have problems, the deposit will be used to cover the costs," he told reporters after handing over keys to 54 owners of abandoned houses which had been rehabilitated at Taman Prima Hijau Monday.

He said the other amendment requires developers to complete the houses before selling them.

This requirement, to take effect in 2015, could be complied with in several ways, including the buyers paying 10% of the house price and the rest when it is completed.

With the amendments, Chor said, housing developers can be prosecuted under the Penal Code for failing to complete a project

I'm also receive the letter from the Juta Permai but I noticed that there was a list of Miscellaneous charges to pay such as maintenance charges and sinking fund. Did they charge u on those fee? Not even getting the key but already incurred maintenance charges and sinking fund???/ vmad.gif

By the way, may I know how to go for the LAD claim? icon_question.gif

Dear All,

I believe all of you already receive email from Lily regarding the CF and getting ready for the next meeting
I just want to add in something.

I went to Juta Permai to settle a new purchase, and was planning to get my LAD claim to become part payment of new purchase.
I ask how much can i get claim so i can arrange for additional payment for my new unit.

At first the guy (by the name Edward) said it is not easy to calculate the LAD because they need to calculate by the part payment (10% of how much bank had release daily)
Meaning if bank release 60%, I can only claim 10% of (60% * Purchase Price)

I was doubtful on this and ask advise from some people. A friend told me Sime Darby development is paying 10% of Purchase price (and bank had not paid full to developer)
and another friend said when she goes to tribunal, the form will advise them the calculation method is 10% of purchase price on daily rest.

Meaning, the developer will mislead us on the calculation and may ask us to accept the sum of their calculation.

I ask Lily to send out email to everyone about this. Do not accept any LAD amount calculated by Juta Permai. We should get 10% of Purchase Price calculated daily.

(p/s: i only send this email out to BAC group 2)

Actually I have added the Damai Buyer - Group B in facebook group. so far it is not very active and I feel not easy to post things there.
Well at least we can give a try. Anyone interested, try to search for this group or leave me your name so i can add you there as member.
Or anyone got better idea how to share comment in more efficient way.

We can expect to get our house ready also after handing over of Damai apartments.

Do update us on how to claim for LAD. Wonder if this con-man developer will pay or find ways and means to avoid????

Finally after a long long long hibernation of the project.

some of the buyer going to collect the key tomorrow..

will be expected some dispute over the LAD calculation and everything..

keep u SnP.. as regardless what ever people say.. SNP is the legally binding documents (esp on LAD calculation, actual date of VP etc)

Where to I get these documents?

i. Letter of vacant possession

ii. Certificate of Fitness of Occupation

Have the damai apartment fully ready with electric and water supply?
