40 ft is the minimum distance from PMU to boundary of adjacent building. 66ft is the High tension cable reserve, not the setback requirement. Technically HTC could run next to the boundary if there is no setback requirement

PMU contains 132KV/33KV transformers, which step down voltage from 132KV to 33KV. PPU then step down voltage from 33KV to 11KV. These PMU and PPU can't be classified as sub-station. Substation is referring to the small 11KV/415V Substations located at housing estates/condo etc.

The property agent says they will organise a ballet session for terrace houses since there are 1.5K registered. Anyway, I doubt they are able to sell all units as the indicative price of 1.2-1.4 mil is way too high for a 22x75 2-storey terrace

All projects always started with "Cadangan ................." or "Proposed ............"

The project has already been submitted to DBKL Building Department for Development Order approval. As part of the process under "Bantahan" stage, the developer is required to advertise and also put up a notice at the proposed site for public's comments.

Any one can give the opinion, but only opinions from land owners at adjacant lots and may be Member of Parliment or people with strong influence will be taken into consideration.

It is only a temporary freeze, most probably DBKL is waiting for direction from the new government on policy as well as the flow of approving process. DBKL will resume the reviewing process soon after all these are sorted out.

If DO already granted, DBKL can't stop the work as long as the qty of units remains the same and there is no drastic changes in building plans compared to DO approved plans.

This piece of land was previously part of Desa Cheras held by Metroplex, and Metroplex has obtained the land more than 20 years ago. Previously it should be agriculture land.

This project together with Pr1ma, Cemera, etc will create havoc to traffic at Alam Damai. Any road upgrading to be carried out by Guocoland?

Don't think so, as Jalan Alam Damai is the only ingress/egress point to SUKE, traffic conditions at Jalan Alam Damai will be worsen if it is not upgraded. There will be long queues at 3 traffic lights during peak hours.
