Cover story: GuocoLand shifts up a gear E Jacqui Chan / The Edge Malaysia August 31, 2017 11:30 am MYT THE sleek Wisma GuocoLand in Damansara City still had that “new smell” when we paid its developer, GuocoLand (M) Bhd a visit recently. “We just moved in about three months ago. We should have a building that is reflective of the quality of our developments,” says Datuk Edmund Kong as he greets us warmly. Also present were GuocoLand marketing and sales director, Lillian Lung, CFO Justin Quek and executive director projects Lee Wee Kee. Kong officially took over as group managing director in January 2016. With more than 26 years of property development and construction experience under his belt, Kong has a big task on his hand. “In terms of size, GuocoLand is small. Tan Sri Quek [Leng Chan, the founder of Hong Leong Group Malaysia,] started GuocoLand about 30 years ago, but after seeing how other property developers have grown so much, he decided it was time to do the same here,” says Kong, explaining the company’s new impetus. The first thing step was to strengthen the team. After Kong came in, the key management team was rebuilt. “In order to grow, we need good people. We sell people properties based on a piece of paper and pretty pictures. They are betting their life savings on [our products], so it is so important that we deliver. Getting the team to believe in our business model and vision is very important. Getting them to buy into what matters to our buyers is also very important. Buyers look at tangible values. Planning, execution and timely delivery are important to the brand DNA,” says Kong. In recent years, GuocoLand has raised its profile with the launch of the 8.5-acre Damansara City. With a gross development value (GDV) of RM2.5 billion, it comprises Wisma GuocoLand, DC Mall, Menara Hong Leong, Sofitel KL Damansara and DC Residensi. Only DC Residensi was for sale. Launched in 2013, the 370 units range from 904 to 2,982 sq ft, with prices starting from RM1.7 million. “Hong Leong as a group has a strong brand perception and we are strong financially as well. These are plus points for us — I always say we have a big mountain behind us. However, GuocoLand in Malaysia has been lying low and was not aggressive with launches. So it’s time to tell the market about us,” says Kong. He adds that with the financial support, buyers can expect better products from the company. “I’m not saying that we didn’t do well before, but I think there is room for improvement when it comes to design and workmanship as well as delivery. It all comes together. The end result is important to buyers,” he says. “If you look at the launches we have lined up for our new financial year [ending June 30, 2018], they are a quantum leap, because we didn’t really have major launches in the past year.” Kong’s goal is to turn GuocoLand into a household brand in the next five years. “We have to make sure where the brand is concerned, people will recognise GuocoLand as a developer that delivers quality products, not only in workmanship but design concept as well,” he says. “We are looking at sales of over RM1 billion. Of course, this is nothing compared with the big players in the market, but for us, it is very significant. Moving forward, like most companies, we are looking at a compound growth rate of 20 to 25% but it will depend on the market.” GuocoLand has planned launches worth more than RM3 billion in FY2017. Priorities, priorities The company’s focus at the moment is on its new launches and the plan is to grow the brand under the Emerald name. “We started our journey over 20 years ago in Rawang with Emerald Rawang. I think there is a certain recognition of the name Emerald, so we will continue to use it,” says Kong. GuocoLand has two sizeable projects in Cheras — the freehold Emerald Hills and Emerald Square. The former is a residential development in Alam Damai while the latter is an integrated commercial development near an MRT station. “They are different and target different markets. Emerald Square will be more vibrant because of the MRT connectivity while Emerald Hills will be more laidback and thus a nice place for residences,” says Kong. Located on the highest point in Alam Damai, the 47.36-acre Emerald Hills will comprise 1,378 condominium units and 181 two- to three-storey terraced houses. The condo units range from 805 to 1,125 sq ft, while the houses measure 22 x 75 ft. The project includes 21 acres of open space. It has a GDV of RM963 million and its launch has been scheduled for 4Q2017. The 10.74-acre Emerald Square is in Batu 9. It will comprise serviced apartments, a hotel and offices. It has a GDV of RM1.5 billion and is schedule to launch in 1Q2018. Meanwhile, Emerald Rawang will also be seeing some changes in the landscape. “There are a few projects within Emerald Rawang that we will launch this financial year. There will be terraced houses, zero-lot bungalows and, depending on the market, maybe a condo as well,” says Kong. GuocoLand is replanning the remaining 360-acre master plan of the 1,000-acre township. With a GDV of RM2.5 billion, it will include a central park, recreational centre, commercial centre, townhouses, terraced houses, condos and zero-lot bungalows. “We are going to [add] the lifestyle factor [to it]. Twenty years ago, people bought houses as a place to stay. Nowadays, it is different. ‘Lifestyle elements’ has become the [buzzword],” says Kong. Coming up in Emerald Rawang in 4Q2017 are Chloe Residence and 12 Points (Phase 3H). Occupying 14 acres, Chloe Residence will comprise 142 units of 2- and 2½-storey terraced houses (GDV: RM120 million) while 12 Points, with an area of 1.26 acres, will have 12 units of two- and three-storey shop offices (GDV: RM20 million). Following these launches in 1Q2018 will be The Rise (Phase 2) and Brooklyn’s Place. Sitting on 26 acres, The Rise consists of 106 units of 2- and 2½-storey zero-lot bungalows (GDV: RM200 million) while Brooklyn’s Place, occupying 9.9 acres, consists of 287 condos from 764 to 1,064 sq ft (GDV: RM250 million). “We are going to do a mix of products — townships, standalone and integrated developments. Townships are for the long term and they are good for branding because of the journey. For standalones, we will still focus on the lifestyle elements and look at the various ways we can create value for our customers,” says Kong. “We are also looking at other aspects such as shared office space with facilities. These days, a lot of businesses are no longer looking for their own space.” Since smart homes have become a hot topic, all of GuocoLand’s new products will have smart features and the developer is exploring various products to decide which to include in each project. “We are working with a few companies but it is still very new. We are deliberating whether we have the mass to develop the smart systems ourselves. I have been asking the team, why do we want to get a third party to do this? Hong Leong Group is big. We can even tie up with the bank for this intelligent system,” shares Kong, adding that no decision has been made as yet. Meanwhile, DC Mall (gross floor area: 311,000 sq ft) in Damansara City has hit 80% tenancy. About 50% of the retail shops are open and Kong expects it to hit 75% to 80% by end-October. “Supermarket BIG is coming in by end-October or November. DC Mall is more of a destination mall. You come here because there is a certain retail or F&B outlet you want to go to. About 60% to 70% are F&B outlets. And of course, we have F&B outlets that will cater to the working population of 5,000 to 6,000 here,” says Kong. As for the offices, Menara Hong Leong (GFA: 530,000 sq ft) and Wisma GuocoLand (GFA: 240,000 sq ft) are 100% and 97% occupied respectively. The developer recently completed the last phase of Damansara City — Sofitel Kuala Lumpur Damansara. “We just had a soft opening for the hotel on Aug 8. There has been a lot of talk about Sofitel and its design. This is the first Sofitel in Malaysia and we will set a new benchmark with it,” he says. With all that it has to offer, Kong believes that Damansara City, combined with Pavilion Damansara Heights by the Pavilion Group, will be the future epicentre of the mature townships of Bangsar and Damansara Heights. Hungry for land Looking further ahead, Kong says GuocoLand has over 7,000 acres of land in Jasin, Melaka, and Sepang, Selangor, and over 400 acres within the Greater KL. “The large landbank we have in Jasin (3,869 acres) can’t be unlocked immediately. We are looking for partners and investors to come in because we have to create economic activity in the area,” he explains. However, he adds, the Melaka state government and the provincial government of Guangdong, China, will be developing the Melaka-Guangdong Industrial Park in Jasin, which can help unlock the landbank. As for the Sepang land, although its position next to the shoreline and Avani Sepang Goldcoast Resort adds a notch to its quality, enticing investors to come on board is the next challenge. “We have to move this project in a big way and we have to create economic activity,” Kong says. “We have done the master plan and the next step is to talk to investors and maybe even partner with foreign developers.” The Sepang land is separated from its existing township, Pantai Sepang Putra, which will see two launches in 4Q2017. One consists of 44 units of two- and three-storey shop offices (GDV: RM50 million); the other consists of 80 units of single-storey terraced houses (GDV: RM28 million). Combined, the townships have an acreage of 3,879 acres. “We are hungry for land. We are looking at growth areas like Penang and even Kota Kinabalu in Sabah, and although the market in Johor is slow right now, it will come back. In the long term, [the property market in] Johor and Iskandar Malaysia will be good,” Kong says. “Moving forward, we will look at how we can share our plans and vision with our stakeholders. went to show unit last weekend, attracted by the price. RM670k can own a landed + freehold.
1 thing i dont like is the 1st floor floor finishes to be laminated timber floor. Dilemma have to travel to kl every day for work. |

A few months ago I brought my missus to the international school near the Anggun.
Went in early as we were unsure of the traffic. Since we were very early we went to where the Petron stations were to have a drink. Took 15 minutes to get back to that school though less than 2km away. From the school to the Rawang NSE junction another 20 minutes. Towards Jalan Duta jam starts from Sg Buloh and took a good 40 minutes. In the evening when I went to get her it took an hour from the junction to the school as it was raining. Anyway I wouldn’t buy a house here, whole of Rawang is a polluted dump these days with all kinds of dirty industries about. |

At this point of time I don’t really see a lot of Bangla around but when all the projects are completed you won’t able to see a lot neither. Actually I wish to meet any Chloe Residence Owners here as we can talk about anything related to the house. My Coll got group chats for the condo they bought so she got to know the first hand information about the condo. So I guess maybe I can meet some same owners here? |

Recently I review one emerald project in Rawang. The price is slightly higher than SetiaEcohill and Eco Forest. I have no ideas to choose Northern like Rawang or Southern like Semenyih area as both areas are not familiar too. I'm looking for freehold landed for own stay purpose. |

Hope the following is helpful for potential house buyers looking for own stay and to a smaller extent, property investors seeking medium to long term goals 😉
Common complaints on Rawang : 1. So far from city centre 2. Need to pay toll 3. Traffic jams 4. Dirty air caused by factories and cement plant 5. Ulu (backward) place filled with foreign workers 6. No big malls and pubs and other hangout places 7. Southern parts like Kajang /Semenyih better Read ahead (will try to be as brief as possible) then decide for yourselves. And my comments are referring to the Rawang townships near Rawang toll specifically Emerald West & East, Tamansari, Anggun : 1. So far from city centre Figures don’t lie. Start up your Google Maps or Waze and calculate several destinations (North, South, East & West of KV) from Rawang (any of the above-mentioned townships) and compare them to other starting locations of your liking. Do this during peak hours and do it during off peaks. Yes, Rawang might have double the travel distance compared to many townships within the 20 km radius of KV but look at the travel time required. Has the time doubled or is it less? 🤔 Compare again with many so called current popular developments by the big names. You may be shocked. So many current developments use exclusive landscapings and other amenities to attract buyers till the buyers are blinded to the fact that these great developments simply lack good access in terms of travel distance and time. And the only way to save time may be to go through more tolls. FYI, a normal drive (off peak) at legal speed limit from Rawang toll to Duta toll takes only 15 minutes 😀 2. Need to pay toll Rawang toll to Jalan Duta toll requires RM3.60 and you are basically charged for the distance that you travel. Today, many who live near the city needs to pay toll for using Sprint, NPE, DUKE etc otherwise, will be VERY JAM 🙄 and bear in mind, these tolls are not cheap and on a fixed rate regardless of use of the road for 3 kms or 3 m. And as mentioned earlier, how about the other new developments which offers many routes but as many tolls to pay?😅 Case closed 😂 3. Traffic jams Simple. Just look at your own backyard. During peak hours, which busy road isn’t jammed up?😅 KLCC is super jammed, lousy? LDP is super jammed. So, from Puchong to Desa Park City, all poor investments and not liveable? One can be stuck in Bangsar commercial area for a good 10 mins. Ban that place? Subang/ USJ congestion. Not considered traffic jam? If one really tries to understand the circumstances of each area suffering traffic congestion, one may then have a clearer picture of what a terrible traffic jam is all about and whether things are really that bad? Experience it yourselves. Don’t blindly rely on hearsay. Do your homework and verify them if you are really serious about the potential place. Then, you will truly understand how ‘bad’ Rawang traffic jam is or how ‘jam’ it is to travel to the city 🧐. If we’re talking about the old Rawang town , of course, I rest my case 😅. Similarly, I rest my case when there’s a accident on NKVE 😰, but hey, any other highway with an accident suffers the same situations 🤪 and there’s always other alternatives such as the old route to KL or Guthrie Highway exits etc. So, is Rawang having a really bad traffic problem? You decide 🧐 4. Dirty air caused by factories and cement plant 🤔 What do we call the thick smog of highly concentrated carbon monoxide blanketing major towns and cities in KV? Fresh air? Again, figures don’t lie. Check for air quality in Rawang and other locations of your liking using an air quality monitor or from other reliable air quality analysis. You will be surprised and be left wondering why so many people are still choosing to live nearer to city. There are industrial zones everywhere in KV. So...😑 Concerning the Lafarge cement plant, you now should understand why I specifically chose those townships in Rawang😀. Also, do check out our yearly wind directions 😂. Anyway, cement plant vs carbon monoxide... 🤔 Just go check out the air quality readings 😂 5. Ulu (backward) place filed with foreign workers 🧐 Which part of KV don’t we see foreign workers? Jalan Silang in KL city center is choke filled with foreign workers every Sunday. Petaling Street stalls 80% managed by foreigners. Makes the locals feel like foreigners 😂 Rawang is growing with many housing developments and has significant industrial zones. So, any surprise there are foreign workers?😅. Yes, Rawang can be considered Ulu relative to places like Subang, Puchong and even Klang. But look at those places long ago and look at them now. As long as the area has potential, what was once Ulu can easily become future hotspots. KV is now expanded to become Greater KV. Guess who is the next potential up North? 😂 6. No big malls and pubs and other hangout places No complaints😅. Less lepak time, less unhealthy lifestyles and less excuses to spend hard earned money away. A great home to stay can do without these excesses. If need be, good malls and other outlets are not that far away in PJ or KL area. Anyway, when Rawang develops further, maybe residents will be complaining about the existence of too many of these places😂 7. Holds great potential in future as a popular destination to own and stay; and 6. Driving straight and smooth on a highway overlooking hills and the blue skies in the horizon unobstructed by tall buildings is less stressful on driver and vehicle and beats driving within city having to pass through 10 tamans and 15 traffic lights just to get from point A to point B. Look nice for this kitchen, i think is quite costly to extend especially need to move the toilet and also redo all the piping, i recall the backyard is very small only, maybe 3-5ft ?
My lot is number 20, main entrance is facing south, how about yours ? |

heard that Garland II phase 2 ( left site from the guardhouse ) is not launching yet. Price will further increase by the developer, those who already pay to book or submit loan have to aware. The final SPA price yet to finalize until July ( official launching in July for phase 2. According to developer crew at gallery ).

According to the gallery crew, Guocoland management think that no point to sell such low price as phase 1(20X60) for phase 2(20X60) since such great demand in phase 1 . I booked phase 2 last 2 week and loan approved but developer told me the final price only will know in July therefore can't honor the comitted price . Even though I sign the loan agreement also cant secure the price as s&p only can sign in July once the final price are fixed. The crew also told me that its either I turndown the purchase as well as forfeith the 1k booking fees if signed loan agreement or top up the price difference by cash as kind of down payment. How come I can buy a property without knowing the nett price. This is absolutely ridiculous. 😤😤😤😤Actually no fees needed for booking. It's free. I booked last month and cancelled booking this month. Mallow buyer here, went to show unit last week. I think now anyone can make an appointment for viewing, not just buyers - info already up on Guocoland's social media pages. Overall quite pleased with steady progress (all things considered) and actual build looks/quality.
![]() A. Key items: 1. Show units (fully furnished & bare unit) are on site, the first 2 lots at the main entrance, next to where the guard house will be. It's uphill from Chloe/Amberly. 2. [Note: Edited inaccurate info - thanks @vicky.max for the correction] 3. Agent mentioned expected VP Phase 1 Sep 2022; Phase 2 Feb 2023. Looks like got steady progress on site so hope can VP by target date. 196 units total. 4. In front of the show unit, there's a patch of forest. Was informed it's planned to be a residential area, but not until after 10 years or so. B. First impressions: 1. From outside, looks nice and tidy. Things are nicely concealed e.g. AC fan unit, rain pipe. Since this is technically a cluster house (not full semi-d), the back side is attached to another unit. Pleased that the backyard wall separating the 2 units is high enough, and it's a full wall partition instead of a fence. They built the same tall wall opposite the almost full height/width living room windows and sliding door, so got a bit more privacy that way. 2. On the inside, the show unit (intermediate) feels like a normal-sized double-storey terrace house with a 10' side garden. Doesn't really feel as big/spacious as normal semi-d, but just nice. Window/sliding door trimmings are black powder-coated aluminium, nicer than the white ones in virtual tour. The ID a bit extra for me, but YMMV. Kitchen area is a tad small and no windows, and the ID decided to put the wet kitchen in the yard area - something probably lotsa owners would end up doing. Utility room is good for storage + very small attached bathroom (apparently it's OK to house your employee, i.e. maid, in a shoebox like that 3. Upstairs are 3 bedrooms + attached bathrooms + family area. They use light-colored laminated wood flooring upstairs. The bathrooms all have plugs for instant water heater already; but if you want those internal water heater storage tanks ones, have to hack and install the copper piping as they're not built in (unlike nearby Tamansari Amaryllis). 4. Generally pretty quiet area, hopefully will stay that way and that they will add more trees. Phase 2 will be nearer the manmade lake, with perimeter fencing. The 5th room + bathroom can be discounted already as they're very small. The other rooms are actually regular-sized double storey terrace rooms. The bed in master bedroom is king-sized I was informed, so MB is quite spacious, with walk-in closet area. Sufficient space and privacy for a family of 4-5, I think. Not ridiculously big, not too compact either. |

I got the news from the developer staff of Guocoland saying that Jaya Grocer had confirmed their tenancy at the upcoming Waterfront area! They are now in discussion with other F&B and entertainment outlets as well. So, for Mallow owners (as it's directly connected to the main park), it may take +- 1km walking distance to go to this waterfront area (as it will be built just next to the clubhouse) soulred777 liked this post

One of my friend contacted an agent and he mentioned that there'll be another semi-d project (phase 2??) under Emerald West being launched around June/July 2022. Not sure if this is true or the agent had been misinformed.

You better plan for your kids if you want them to enroll in public schools. For international school, here got Straits IS and upcoming Knewton. Went and see Emerald West today. From Rawang toll towards EW, the traffic light to turn right is a huge bottleneck. The design is outright retarded. Blooming has very limited units available, all corners and end lot gone. Price is still RM720k nett for normal intermediate units. Sales advisor says next launch will be bungalows, followed by semi d and another terrace. Jaya Grocer is a confirmed anchor tenant for their club house, so they are trying to lift it to be more upmarket, concept like DPC waterfront. The park with lakes in front of club house is nicely done, but much smaller than the likes of DPC. Overall very nice but I think it is very far distance wise to city center, and very expensive to travel to city center with the toll. At RM720k for 20x70 DSL… I won’t call it cheap. cawan liked this post
