Not quite, the landscape design by SP Setia also outstanding.

The difference is the great landscape by SP Setia normally is located within the fencing precinct, exclusive for residents to enjoy, while for EW the better landscape normally is located outside the fencing area so that can attract public... brows.gif brows.gif

went to show unit last weekend, attracted by the price. RM670k can own a landed + freehold.

1 thing i dont like is the 1st floor floor finishes to be laminated timber floor.

Dilemma have to travel to kl every day for work.

From Setapak to Ampang. 40mins including jam, drop off baby to baby sitter
I was stay at rawang downtown before married. 1hour+ to reach ampang.

If from Rawang emerald..... Cant imagine, have to pay toll some more

oh... if to ampang yes... one hour 10 mins at least during peak hours... haha... but most of the jam would be at KL side.... from emerald exit rawang toll still okay... not that jam actually... smooth all the way to duta toll... thats where the nightmare starts... haha

yeah, few years back rawang downtown to usj, always stuck at sg buloh duta... that was zaman 3 lanes.. now 4 lanes still teruk?

i wondering those emerald citizen, all are businessman at Rawang?

alot working at PJ subang also... from NSE to PJ subang... also mostly just stuck at the respective exit... less than 45 mins can reach workplace already... in fact from setapak to ampang need 40 mins means its super pterol consuming... less than 10km but need more than 4 mins per km.... good thing is no need toll... haha

now no more jam already except during monday where alot of ppl balik from kampung directly to work.... generally traffic on NSE guthrie/LATAR quite smooth....

seems like u are pro in this area and are you living in this area? if u dont mind i want to ask about the traffic condition in this area.
interested in this garland residence which is next to chloe residence, during normal weekday morning, will the road to pj jam? coz i m currently working in pj now. using waze show 30mins only but i know waze will keep on increase the time which is not accurate. how much is the toll??

now getting more jam... also depending on which part PJ u are.... not all PJ easily accessible by NSE or guthrie... if is KD area then i think 35-45 mins u can reach easily... just need jam before the exit... toll i think u need ready minimum per way rm4....

A few months ago I brought my missus to the international school near the Anggun.

Went in early as we were unsure of the traffic.

Since we were very early we went to where the Petron stations were to have a drink.

Took 15 minutes to get back to that school though less than 2km away. From the school to the Rawang NSE junction another 20 minutes.

Towards Jalan Duta jam starts from Sg Buloh and took a good 40 minutes.

In the evening when I went to get her it took an hour from the junction to the school as it was raining.

Anyway I wouldn’t buy a house here, whole of Rawang is a polluted dump these days with all kinds of dirty industries about.

what time u start travelling? my office in is uptown and working hr start at 8, if i come out at 7 will i be able to skip the jam? RM8 tol per day.....

it is becoz the road is under construction ? i went there yesterday and the road near angung city having construction, they plan to widen it from 1 lane to 3 lane.

i usually travel after 7.30.... i think before 7 should be able to skip abit of the jam... not much... but once kena heavy rain or accident... potentially more than 1 hour jam... haha

I’m also working in KL, previously staying in Country Homes and just bought a unit in Chloe Residence. It’s just about 10mins drive to new residence from Country Homes.. It took me about 1 hr to kl include jam daily, working area is in alliance tower near dang wangi station but I prefer to drive to work.

I bought this house coz attracted by the environment and mostly buyers are higher educated and it’s a freehold landed property so it’s value for money. My cousin bought a condo in Subang with similar price also free hold but only 900sq and still need to drive about an hour to PJ uptown to work including traffic. It’s almost the same consumption of time and petrol with the duration of travelling maybe just a little bit of saving of toll. Not to forget she still need to pay for the maintenance fees every month.

While comparing to M residence definitely I refer Chloe Residence and the township now is still loading with lots of new projects like Scientex, Honda Service Centre, Shell petrol station...where Aeon, McD and KDU international School definitely adding value to this place. It’s quite convenient for me. If i want to go to a bigger shopping mall well One Utama is just about 25mins drive from highway.

Another reason I bought this house is bcoz I’m from Ipoh so it’s nearer for me travelling back to my lovely hometown.

At this point of time I don’t really see a lot of Bangla around but when all the projects are completed you won’t able to see a lot neither.

Actually I wish to meet any Chloe Residence Owners here as we can talk about anything related to the house. My Coll got group chats for the condo they bought so she got to know the first hand information about the condo. So I guess maybe I can meet some same owners here?

Hi,

Recently I review one emerald project in Rawang. The price is slightly higher than SetiaEcohill and Eco Forest. I have no ideas to choose Northern like Rawang or Southern like Semenyih area as both areas are not familiar too.
I'm looking for freehold landed for own stay purpose.

I've also purchased a unit at Chloe Residence, would be great if there is a group chat between owners and a representative of the developer. Easier to share, discuss and manage things.
