Given a choice, I think it’s better to suffer for a few years and be surrounded by Bon, rather than having squatters around.

First you have to survive the dust, piling work and the debris from construction.

After that, you will be surrounded by a condo with a$$ h0le throwing rubbish from the condo. LOL... but in terms of security definitely increase a lot... is like a housing estate within a housing estate.

Anyone knows the maintenance fee + sinking for this project?
*
0.31 sen, damn cheap if you ask me. I ask the agent twice, sure or not?

I think this has something to do with the facilities provided and the density (6 units per floor and 40 floors in total). Not a lot of facility and those "nice" places they name as "library" and Co-Work Space are just an "empty space".

No one knows or can confirm. Otherwise it will be a very strong selling point

In fact this is the only point to consider buying the condo, that road is jam until cannot move. The squatters and residents also randomly park their cars.

According to Agent, DBKL has approved the road linking Jln Kiara 4 and also a bridge heading into Mt Kiara. He sounded very confident but i still take it with a tiny grain of salt cause "agent being agent".

He even told me that all the windows are double glazed, I was like really??

Anyway DBKL approval is one thing, even if approval and letters are there, it will take YEARS before anything happens cause they have been talking about this for so damn long.

Usually start low. Once jmb is formed, there is a tendency to increase. Plus first few years under developer defect liability, minimal costs.

But 0.31 is super cheap
*
Increasing maintenance is not an easy feat, either the developer is under-counting or they removed a lot of facilities, made some more efficient or kicked all the big ticket items down the road.

Yes, I still don't believe it, even agent show me. Even TWY just across the road for unit 600 sq ft+ is 44sen.

Double glazed windows, if true should be in the spec sheet of their booklet/brochure of there’s one.
*
It is not. During the tour, I asked. The agent sounded very confident that it is double glazed. If anyone interested, I suggest to formally write-in to developer because I suspect that area is going to be a bit noisy in the future, those squatter land and secondary forest looks ripe for development.
