not sure is the same developer.
buying for own stay or investment?
that area actually nothing, even lookout point is closed.
no major amenities there.

This is close to where I'm staying right now. I think it's very near to SUKE interchange at Taman Putra (near traffic light towards lookout point/hulu langat).

went to show room, surrounding is quite nice if u like greenery environment + high hill but the interior design so-so only, many unnecessary walkway & corner..and SC said developer might reduce the price shocking.gif shocking.gif first time heard developer reduce the price for its project

SUKE exit is not this area iinm
SUKE exit is at bukit belacan which is further up from this area.
this one is near taman tasik

The initial launch is for Block A and B first. Block C and D will be launched later.
For Block A & B, most units are about 1,200 sq ft, while Bl C & D will be 1070 sq ft.
The largest units are at Level 1, but mostly the extra size are from the balcony.
Average price is Rm440/sq ft and MC fee is 0.35cent/sq ft. VP expected end 2022.

The SA just message me this:

- Introduction of new scale model. 2 times the size of current scale model.

Early bird package will last till 31.8.2019

Went to visit showroom last weekend. Low density. Booking fee 2k n 10% rebate, 0.35 maintenance fee including sinking fund. Launching block B now (block A not yet). Bare unit. Close to suke highway. This project is under hoc. Residential building, leasehold 99 yrs. vp end of 2022. +4K for each higher floor. developer is setia Awan (largest developer in perak?) can anyone share more details about this developer?

Anyone knows any info on this project? Notice board info is from 2016. Project was put on hold for few years not sure why. Agent says new developer is Setia Awan but on board says Wangsa Keringat. Showroom looks very quiet, claims alot of units sold but mostly developers unit or reserved for agent. Not sure how many actually signed SPA.

Also there has been some questions raised on the Environmental Impact Assessment because it was done before 2016, then was abandoned but in 2019 they just picked up where they left of.

Is this a good property to buy since developer unknown?

I just signed my SNP last week. This is really a good property to buy especially for ownstay. I bought for Block B corner unit, 1400+sqft less than 700k. Heard they have launch for Block A currently.

How is the progress?

My loan was approved during the MCO period but me and my missus have not yet signed the loan agreement as the economy is so uncertain right now.
Don't want to commit to any big ticket item yet

My wife like the location as it is quiet and secluded and next to forest reserve.
With the new highway next to it, we can bypass from going through Pandan Indah and Ampang to go to city centre.
Design-wise, the tall pillars and column with the open facility underneath seems to be new breath of fresh air if compared to the rooftop amenities at other development.

But with the current Covid and oil crisis, not sure if we want to proceed with signing the loan

Ya agent talk to me also it’s fully sold block A & B , and say left few unit only to choose , then I was nervous and ask them book for the unit , cause it near to my current house area but hopefully just want check this developer is That reliable only

Setiaawan is very reputable in ipoh perak area. If you not confident enough perhaps you can wait and see. But as I know the size and psf are real affordable laa

Any advantages that will benefit us during this MCO and economic downturn? I passed by Brezza everyday on the way to work, signed up for a FB newsletter recently and they sent me this.

The only downside for me was leasehold. But does it really matter much?

Hi, as for Leasehold , actually not much concern for this. As for condominium, even is freehold, you cant get the land as it is share the land with all the owner.

And will you just say at this property for whole life? I think we will kaya 1 ma, maybe after 10-20 years then will moving to a bigger house. And you can sell when the capital appreciation increased.

Recently got proposed by a real estate agent regarding to this project, the concept is very fascinating. Went to survey this project but there are so much of contradictions from agents.
1. Some says that the VP for block A and B will be Q3-Q4 of 2022, some says between Q4 of 2023 and Q1 of 2024. So which is true?
2. The first property agent claiming that the take up rate is 80% from chinese trying to persuade me. Went to survey another project, agent coming from the exactly SAME property agency (same lanyard) telling me dont buy there bcuz it's taken up by 80% of malay.. So selling property is a race game after all? Trying to deceive ppl just want to promote their own project regardless coming from same agency?
3. The whole Brezza Hill project will take up to 10-15 years to complete (including commercial hub, those bungalows inside as mentioned etc..). So there will be still construction ongoing after that?
4. The leasehold time period is up to 2105 according to website. So only 85 years?
So is this project reliable? And i cant find much info about setia awan.

I'm going to sign LO, LA and SPA tomorrow and my unit is block D 2nd floor.
It's seems very attractive with their facilities and surrounding greenery and KLCC view.
Hope everything go smooth.

Anything need to pay more attention when signing the documents? like what should i ask/know...

Nobody seemed to be talking about this project outside the forum too. I heard of it since last year but there isn't much progress on the site. IMHO, location-wise, this is definitely not an investment project. But people from nearby areas might be interested.

Yeah the residence unit start from 1st floor. Of course higher floor the better view, but there's no much unit left when I choose, that's why I go for 2nd floor.

What I get from my SA was they already close booking for block A and B. But I still get a unit for block B 11st floor cause someone loan rejected.
In my opinion, the environment is really nice for own stay, greenary and peace. Total 660 unit for 4 blocks. Not packs like other project nowadays 1k 2k even 5k unitsss

Hi guys, my homie is ampang & was interested in this brezza. So i visited the showroom & got 1st floor, Block D. I have submitted my documents for loan but having some conflicts on the loan processes. Im a bank staff so i wanted to get my staff rate. I told them upfront but the agents kinda brainwashing me to take another bank loan. I can do it myself.. but they said they wanna do it but suddenly saying my working bank's quota is full so i need to go for another bank & they wanna do all the processes.. 🙄

For me.. the area, the project, the developers are all in good term. The SA are the ones creating most of the conflicts in between. I approached many agents on this same project. I had various kinds of understanding about the processes & etc. Im a first home buyer so i got confused already.. i want this for my ownstay so i want the location around my mom's house. Thats the only reason why im still going after this project. If any other new projects nearby.. ill change my mind for sure.. for now im just keeping 🤞may god bless me 😅

My situation is same with you. Last time when booking go for a loan rejected unit for block b. Suddenly last week received call from sa and bank site said that the loan quote for block b was full and refer to to get block d..

This I'm not sure. But they currently got development kat kampar, melakaand etc. Brezza was the first project kat kv. News at nanyang on 2019 said that they own a bigger land at jelatek will launch very soon but it's 3rd year since 2019. For me the background is better than a lot developer nowadays. Tapi for thom who purchased new project will never know what exactly will get only after vp right? 😅

But like my case right. I'd staying around ampang here for 28 years.. mostly of my relatives sibling also in this area. Before I decided go for this project. But so far ok the progress? To be honest, quite like this project at first, but i'm doubtful because they never done any high rise before, but depends on main con also la..haha.
big sf, layout ok, price considered ok also. Good choice i feel.

Their fb page got keep update at least one to two time progress a month. Hopefully everything goes well la.. first house . Gan zeong

You are from Taman Muda?
Anyway I heard of this project back in early 2019 but it seems like the progress is really slow (compared to other projects).
Just like you noticed this project as it is "close" to where I used to stay (but not as close like your case) but still I am kinda cautious about it, worsen with the lack of response and interest towards this.
Then again, there aren't many projects in Ampang, so I guess if someone likes that area, then no choice lo.

I stay at kg baru cina ampang. If I didn't mistake. I'd already heard about this project early 2017 or 18.. but after that all keep say that the construction never start at all then until 2019 my wife's bbf bought it and refers to us. But like her case, she signed two time spa. She been told by the current developer because they just take over the whole project and change the whole development. The origin one is 8 block for two phrase and plus a commercial hub and plus 100 units terraces. Then now they cut only one phrase four block total 600++ units.

Ya..true.. if around my area really not much project. The only one I know is nearby Malay kampung there got one block condo plus some semid I guess.. nearby the ampang river.. from my condo I saw the progress already 70 percent done.

I wouldn’t worry about this. They had built Dhotel attached with DMall at Seri Iskandar. Although not high rise, but the quality of the building very good. Been living there for years and observed the building still in good condition (for now at least).

Being just a builder vs managing it are totally different things. Just by making simple but awful decision would lead them into troubles due to lacking experience.

Especially in current economic situation and potential political fallout, it definitely has mid high risks to go with any maiden projects.

Hi, I’ve recently book a unit at Brezza Hill 1, top floor. Would like to ask all sifu expert here a few questions. Btw, it’s my first house purchase here.

1. Q- I am interested at the top floor at block C facing B (reason is because it is cheaper than facing KLCC but can get some greenery view) , so top floor is my best choice. Any concern/ question I should ask the agent on this? Btw top floor is 4ft higher than the rest of the units.

2. Q- I have do a lot of research and some days that there might be Brezza Hill 2 but some say no more. If there’s Brezza hill 2, my view will be completely block #dilemma

3. Info - sales agent say maintenance fees at the current moment is 0.25 cent. When I ask them there’s rumors online that it is 0.35, SA says it is old price

4. Info - not all bank is willing to loan on this project due to risk of landsliding at that area. But SA says the piling is using drilling method which makes it stable, so I was persuaded.

Went to their sales gallery last week. Quite amazed with their spacious layout and glassy design. The view is absolutely amazing but it's not something you can get when you stand at the balcony. You need to go to the top floor to enjoy the view. Their strategy is to ask you to bring along your wife so that the ladies will convince the husband to buy for the view.

It's suitable for retiree and weekend stay. The journey to the location is not pleasant at all. I doubt if someone working in the city will like to stay in the location.

When asking the agent if the developer has build this kind of high rise 280m above sea level, they just say will tell later. Asking who is the main con and the reply is don't know. Sales agent nowadays are really too unprofessional.

I just went to see it last Dec, now reading your comment then only realize it is, luckily didn't fork out the extra 200k to get a blocked forest view when buying back in 2020 🤦
