It is a slope terrain. Even if there is a substation, i dont see how is this affecting the residence in any way?

In between, there is 6B3 which dont even have gate wall( looks like some low budget terrace ). What is the name of that project? Anyone knows?

Some people might dont like to stay near substation that totaly with expose outdoor bare equipment, high tension cables, poles and big outdoor transformers).

Some people like to stay beside substation (China house even build below high tension cable).

It will depend the mentality of the people.

For terrain, there is no issue at all to built a substation, just flatern the land and built the retending RC wall.. so easy.

I like the concept of I&P classic homes. Tropicana aman - cheria is also good but paying for a land that it is technically not yours and you cant do any changes since its strata, just not my cup of team.

End of the day, no development is perfect. We just have to make the best out of everything.Coming from me who is a fussy level 9999.

Location wise : win!

p/s; cause i got myself a unit at Rimbun 2 tongue.gif
btw, 6b3 is not for sale for public. its for the Majlis perbandaran. most likely reserved for government servant.

It was sold via balloting.

Those days people queue for 1 whole day to get a number ( some pay students to queue for them ) in order to secure a unit.
Since property market is not doing good at the moment, you will expect that there are less buyers.

This wasn't the case. Some people actually issue about 10 bank drafts!

You need to issue cheque to developer in order for your name to be in the ballot. More cheque = higher chance to secure a unit.

And bonus info ; MOST I&P units are sold within a day. For e.g Temasya Cinta , Temasya Sinar , Qaseh Kinrara etc

I think you can find this in the brochure...it says TNB reserve land..and if you go to I&P sales office, you will see this in their master plan. Why don't you consider subsales?

subsale too expensive, out of my budget. Compare with irama, rimbun location more strategic. Irama now selling 1.1mil, facing T junction or future main road.

A "cliff" between Rimbun 2 and TNB reserved land. Don't worry, actually beside pavilion 2 already have PMU, there can cover quite big area. Check the whole Malaysia, never seen 2 PMU build between the distance like bukit jalil and kinrara....Actually,PMU is save than high tension cable tower....Just an eye sore, no worry....

Hi, can I get some info on the units in between Rimbun 1 & 2.Agent told me there is one lot for gov staff, now selling under subsale. Living hall and bedroom cement flooring, just the kitchen & toilet tiled.

How does this units compare to rimbun 1.. Thanks

As I know it is size from, 20 x 65, 20 x 70 and 22 x80. Price range from 645k onward.
Anyway it is a bare/basic unit. Meaning u may need to fork-up 100k to 200k for renovation.

Whereby the Rimbun 1 or 2, you only need to do minor renovation e.g. lighting, kitchen cabinet, etc.

whats the future plan with SP setia taking over the landbank of bandar kinrara and I&P? read somewhere that SP is relooking into maximizing the value of the remaining landbank at kinrara. meaning more highrise? or some commercial?

Just visited to Kinrara Rimbun 2 construction site today. Take some photo. Overall Rimbun 2 is much nicer and bigger compare to Rimbun 1.
Anyone know end lot vs corner lot price? wish to get 1.

ATTENTION ALL RIMBUN 2 house owners!!!!!!!!

The house number is not the same as the unit number on SPA!!
Developer claiming that unit number is not the same as address number.
I checked with a friend from KPKT - and he said sometimes developer manipulate the situation and we have to check with pejabat tanah. Developer will blame the Majlis Perbandaran for number allocation. Real story is , the developers are the ones who submit the unit number to MPSJ.

If the house number is going to be different, they should then inform during purchase.
This is cheating!

Please go and check your house unit number ASAP.

I think I found the answer a few weeks/months after that. It is KL leasehold land I think, belonging to LTAT if I'm not mistaken.

Was planned for some apartment or condo but hadn't build yet.
