 Commercial Title- TNB, Quit Rent and Assessment, Difference in Rate

Hi, I've recently booked a unit @ KL Traders Square only to realise that the property is in commercial title. sad.gif I've some queries I hope someone would be able to help me here.

a) I've saw that some says that the developer is trying to help us convert TNB back to residential rate. Can anyone confirm this? If developer fails, how is the success rate if we are to apply ourselves after handover of key?

b) As for the assessment rate, I've heard that:-

i) we can apply to convert our title back to residential to enjoy residential quit rent and assessment rate. Is this true and historically has people actually managed to convert their title?

ii) we can appeal the rate and has to attend hearings to change our rate. Is this true and if the appeal is sucessful does this mean we could enjoy residential rate or does the rate get revised in accordance to their justification? (which might be more than residential rate)

c) I've heard that for KL Trader's Square area the rate is 4% for residential and 7% for commercial, can someone confirm this?

d)Quit Rent seems to be not an issue since the amount is immaterial, i saw that residential is RM0.035/square feet but couldn't find the commercial rate. Anyone to advise?

only TNB can apply to convert to residential...

others stayed as commercial.

Regarding KL Traders Square,u can join their whatapps group and group in Facebook.Awen Chew is a leader in KL Traders group commitee.Last time he lead KL traders owner to sue SCP group for property pricing.This electric and water bill,he will make a move again.Dun ask me,he is trusted or not.So far is empty promises by him

i do hope i can help you in answering some of yr question to my best knowledge

a. under commercial title by right u r suppose to pay commercial rate, the dev will try to submit to tnb to request fr residential rate or lower on the ground that its service apartment or SOHO which is under HDA. argument can be the usage of the utilities like electric & water is fr residence use & not commercial. I dont think TNB will just approve yr unit only, the dev will mostly do it for the whole project.

tat is true....cause i staying at service apartment, only the TNB can convert to residential rate, jz go TNB pay Rm10 and bring a copy of the TNB bill

syabas water remain commercial cause my place here syabas is supply bulk meter to management.
Quit Rent n Assessment is depend on area so far as i ask DBKL how they calculate.

It is depends. one of my service apartment in KL was fully converted to residential rate, TNB and Syabas.

Hopefully someone can advice me:

1. the amount registration fees or deposists to be paid to TNB before conversion to residential tarriff?
2. Issit true that we need to pay deposits under commercial rate to get the power supply connected?
3. After conversion to residential tarriff, will TNB refund the extra deposits that we had paid?

it is just a small amount of money on deposit, compared to the excess of monthly bill that u ll be paying if not convert.. so better change first then worry later... if they dun wan refund after convert, then lodge complaint.... u complain now, later they lagi lazy to convert urs d

jz check my bill.. it's ord residential rate.. but how come so expensive.. 2 ppl living.. rm120 monthly. cry.gif

Hi all, if lets say the service apartment block im staying in below has Shop house/ shopping mall. But im just a resident above it. Will i be able to request my TNB to convert to residential onces?
