 Corner Lot vs Intermediate Lot

Hi, just like to ask your opinion regarding terrace houses. How much difference between a cornet lot vs intermediate lot at the same row in general? How many percent more?

For example, an intermediate lot 1300sqft is priced at RM395k. How much do you think is a fair price for 2600sqft cornet lot at the same row?

if same build up. maybe 500k to 600k. not more than that

That extra lot is 50% price of the intermediate house price

Corner lot only care for a single next door tenant.

Intermediate need to care for both next door.

Like my current problem the next door rent to a uncivilised tenant now I need to suffer the voice pollution everyday !!!

In my real experience.......nothing is set in stone....
Corner link is still link......ppl still fight for street parking....neigbours are still neigbours with similair mentality...

Yes but the bandaraya advice better look for owner to settle to problem.

Too bad is the agent(unprofessional) that cause this problem.

Luckily able to found the owner, they said will kick them out after end of contract.

I think you need to see if your corner lot is extended with higher build up or not and also the condition of the house as well as the renovation the owner put in. Many factor to determine the price of that corner lot.. But if you are saying the build up is the same, just the different is the extra land, I would only give around 550K max. Anyway, different people different opinion, You have to justify how much you willing to pay, but all also come down how much owner willing to let go...

Base on my experience, for the extra land that is same size for the build up land. It will be additional 50%-100% that you need to pay. It based on a Freehold land or Leasehold land. Also depend on the area.

In Puchong itself for example.

1) Bandar Puteri Puchong, it is about 100% more compare to intermediate price (based on developer selling price year 2009).
2) Tmn Putra Prima, it is about 50% more compare to intermediate price.

You may consult bank valuer for your case as the price will be vary a lot based on the location.

ic. it does varies. agent told me price of property increase if there are more transactions in that area

I guess the unit size is about 20*60
Side extra land is about 20ft
