But on the other hand, I feel surprise why one can sell their projects at premium price, but yet their projects still having similar defects like others. Then what is the value of premium price paid? Value appreciation because of strategic location? Better landscape? Better workmanship and quality?

Anyway, I think it is still a fair selling-buying process as no one is being forced to make such transaction. But I'm just thinking what is the rational of premium price set by the developer hmm.gif

Just thinking SOME of the residents are actually feeling upset with the "premium" product delivered by EM. Well, maybe I should not spread negative view over here else will affect the new launches cry.gif cry.gif

I think residents of EM are not over demanding, but the issue is over promising / over selling by EM at the very first place. I don't think there will be perfect or zero defect in any project. However if the product was sold as "premium" status, residents certainly cannot accept the so-called minor defects found i.e. damage roof tiles, leaking etc....

I'm not sure, but maybe everyone has their own thought and tolerance level. No one is asking zero defect for "premium" product.

The BIG issues is under delivery by EM. Moreover defects found are just like other non-premium products, so what is the advantage of paying "premium" price? Again, let's recall the issue recorded - under delivery of landscape vs marketing material? bad condition of roof top? damage roof tiles? poor water pressure? ....... What else?

Meanwhile, I'm thinking residents might have get frustrated with "premium" product delivered but they opt not to jump out and held protest in front of EM because they afraid their property price will be affected. Make sense right?

But I'm glad to see some are start sharing the "premium" product photos. Let public assess themselves if these are acceptable defect for premium price paid. Trust me, I believe more will be coming icon_rolleyes.gif icon_rolleyes.gif

Is that a norm for developer to initiate survey to collect feedback from residents on their deliverable? Not sure whether EM willing and committed to conduct such feedback survey for improvement purpose?

Maybe EM community can initiate one survey if EM is "too occupied" to do this. From here, we can know how residents think about the "premium" price paid for "premium" product.

Doable?

LOL. 600k in Semenyih few years back could be a premium price ler (maybe not for all but some of the residents...) Meantime, I thought Semi D was sold at RM 1 mil or so?

By the way, I only have limited info from residents. So, it's certainly not representing majority view. Similarly, I also trying my best to get other residents who are actually satisfied with the "premium" product to confirm that monies paid are justifiable.
