QUOTE(propertyowner @ Oct 29 2017, 01:57 PM) I believe what others demand here is amenities, which includes development of school on the 3 plots marked and promised 5 years ago. Not to mention about commitments to be called as Integrated or Township Developer, as that seems still far to have more/tangible imaginations. About ur view on the chinese school, it is extremely absurd to presume they are sons and dotters of farmers, especially now. Any skol stream is continuity of cultural essence n learning process. Hence some Cina end up being Banana n without inheritance of originality n values but comply to political environment to follow others. And losing the merging advantage due to globalization. lol.... but the difference compare to other EW's township is that currently semenyih itself have quite a number of basic amenities and even complimenting amenities from other project like SEH.... hence why the amenities within the township are growing slower compared to others which basically start at a lower base point (except for EA which Setia alam itself a matured township already)... and also due to pressure from the JV partner of their other projects i guess... KWSP is hoping to see big result in small duration of time for their EG and EA township development...

QUOTE(samkps @ Oct 30 2017, 01:28 PM) Huh... only KWSP pressure needs to take consideration, purchasers' pressure can be just ignored? The brand still carries any value if practise in such manner? well... i think in business world... this is quite common... especially a company as high geared as EW currently... anyone with big enough pipe come in... they will adhere obediently.... so far i really see EG masterplan running quite fast comparably with business park, residential and coming soon Lab launching... EA not that big... so nothing much they can really do on it....

QUOTE(samkps @ Oct 30 2017, 01:46 PM) Launching to attract sales is fast... For EW needs to wait till they make official announcement and construction started then only can be counted I presume. Hopefully KWSP/purchasers can push EG to make official announcement on the timeline of SRJK completion, so that they are really committed on the construction cost within these few years. yea... the sjkc is the waiting part... and i would say its a catalyst for more young buyers to buy in as their first landed house and cleared off their latest new launchings.... as for the business park... they started construction work even before launching... scary xia... haha.... and the esplanad shoplot seems like started quite fast.....

QUOTE(samkps @ Oct 30 2017, 02:13 PM) Anything can convert to sales EW will do very fast.. EM have Ivoris and Brighton shoplots close to VP already.. Almost want to launch the Whitten shoplots as well. Ivoris 2 in the pipeline... It is true so fast till you scare.. Nonetheles,, amenties needs EW to spend money from sales instead, then will be very slow, so far zero at the moment in EM except the EM toll. Heard even Tan Sri also not using the EM toll by the way. Hope the EG not the same case as EM. yea... for now.... the buyers there must keep their expectation low too.... but based on my frens last visit during beginning of the year.... they dont really give much promises on the future launching.... other than the landscaping and the concept of the residentials.... they didn't exactly give any hint on the subsequent launching of the shoplot and business park... maybe they learnt from EM case already... be quite when its not concrete....

QUOTE(Diver Lim @ Oct 30 2017, 02:55 PM) Means now they do not promote and highlight EM as self-sustained township anymore? well.... i think they kept the pipe down already.... after making everyone's expectation hyped up during the initial stage.... i guess if u go to EM sales gallery now... no one will talk about sjkc or mall already....

QUOTE(Lyril @ Oct 30 2017, 03:15 PM) Is it really that bad? If not EM then where would you suggest that has almost the same price and spec? i think if you are buying for own stay.... the house will only be worth it if you love it and the area surrounding it.... personally feeling is quite important provided if u can afford it... u not buying it for immediate selling are you? QUOTE(samkps @ Oct 30 2017, 03:24 PM) haha... hopefully not la.... will make the surrounding townships very sad also...

Thabks for sharing. the SA not really sure who will bear the construction cost and the news is quite new to them too... hence totally no pipeline... more like i talked to them and i answered myself in the end... hopefully they will come out with something concrete after this...

QUOTE(Lyril @ Oct 30 2017, 04:33 PM) Of course not. I'm planning to buy it for long term stay while landed houses are still available, affordable and as close to KL as possible before it gets too out of hand in the near future. Especially with how high in demand landed property is in Selangor. Of course, amenities are equally as important but I think given time, EM won't be the dead town it is now. At least I hope not. follow your feeling... semenyih is not a dead town as it is... so amenities is not something to worry about... its more than enough of providing basic support for your daily life already.... just go with your heart... no point if u bought something that others say worthy... but you dont really like it anyway... u are the one staying in anyway...

QUOTE(hioniq @ Nov 1 2017, 08:35 AM) Good product sells by itself, when you see apa macam patterns come out then you know how good the sale is not really applicable... generally alot of developers also giving out berbagai pattern to sell their project... so all these developers have to be blacklisted in ur list? haha

QUOTE(BEANCOUNTER @ Nov 13 2017, 10:05 AM) I disagree. less is more.... beside, by planting too many trees at street curb, drivers will just park their cars literally on the street (macam diamond city). it is much worse and eye sore..... give me EM anytime compared to the whatever diamond shitty. wa boss... realizing the artist illustration also salah ka... i tot buyers always emphasize on 100% similarity with artist illustration... haha

QUOTE(nivota @ Nov 27 2017, 07:31 PM) A chinese school would still be an ideal value add in for the township, albeit parents nowadays are sending their kids to international school. there are other chinese schools in semenyih itself what... not really possible for all township to have one chinese school near their township i guess? unless SEH and EM cooperate to lobby for one near this area... if just based on EM alone... not really possible...

it is highly possible that now EW focusing on their other township developments than EM anymore.... as they needed to pleased their JV partner EPF in some of the other projects... it highly possible that now they have to realise the cash to proof their capabilities by doing better on their JV projects....

QUOTE(samkps @ Nov 29 2017, 11:01 AM) EW is very business minded one... Where can generate sales, they will go... But reality is every project also will be more difficult to generate sales in the subsequent phase... EcoGrandeur sales also slow down I presume (since no more new launching recently) , else you will see they launch non-stop. EW already cut cost for not doing any dedicated highway interchange for EG. VP of EG will be within 2 years time, hope they really able to lobby the EPF to spend money to build the SRJK as so far still no official announcement from them. Else it will be same fate as EM currently.. EW so far still only a housing developer, still can't be called as township developer. Just don't put too high hope on their capability in shaping a successful township, else there will be full of broken glasses on the floor. well true.... for now... they have no track record on a successful township if take out anything they achieved from SPS era.... maybe they are targeting the lands hold by EPF as well.... its important to make a big wayang for EPF so that they can be the main developer for the potential lands they have.... i think EG now doing pre-launching on the Norton Garden as next phase... second launching this year after the business park... but thats expected since EG still in earlier stage of launching.... like EA or ES, also slowed down already in launching....

QUOTE(samkps @ Nov 29 2017, 11:24 AM) Har? Just spell out own opinion already considered anti one meh? EM also launch 1000+ units at first launch, excluding the bungalow land.. Then Merrydale, then apartments, then shoplots, then now Mellowood and Stoneridge.. I think till now launch about 5000 units liao.. EG next launch must be 600k and above liao.. If still 500k, then the first phase purchaser sure crying liao... if is semi d or superlink then it make sense to sell at higher total price... if they gonna launch normal DSL again... i think they will reduce the size to maintain the price... very hard to sell a premium price landed nowadays... and EG itself is actually more premium than neighboring projects... lol

LYN has always been a ground to discuss on the potentials and future of the certain project... and usually died down after VP... lolz

QUOTE(samkps @ Dec 12 2017, 11:50 AM) People complaining is because the expectation promised is too high, not because it can't make 30-50% gross after VP. I bet almost none project that VP starting 2015 can have 30-50% gross, is that means all these buyers will complaint? Landscape is indeed a component for value creation, though amenities always carries much bigger impacts in this context. the difference for EM is... talking about landscaping and etc can talk one whole year to talk and yet amenities are very least discuss in this thread.... haha... not sure which factor are really important here now...
