lol.... but the difference compare to other EW's township is that currently semenyih itself have quite a number of basic amenities and even complimenting amenities from other project like SEH.... hence why the amenities within the township are growing slower compared to others which basically start at a lower base point (except for EA which Setia alam itself a matured township already)... and also due to pressure from the JV partner of their other projects i guess... KWSP is hoping to see big result in small duration of time for their EG and EA township development...

well... i think in business world... this is quite common... especially a company as high geared as EW currently... anyone with big enough pipe come in... they will adhere obediently.... sweat.gif sweat.gif so far i really see EG masterplan running quite fast comparably with business park, residential and coming soon Lab launching... EA not that big... so nothing much they can really do on it....

yea... the sjkc is the waiting part... and i would say its a catalyst for more young buyers to buy in as their first landed house and cleared off their latest new launchings.... as for the business park... they started construction work even before launching... scary xia... haha.... and the esplanad shoplot seems like started quite fast.....

yea... for now.... the buyers there must keep their expectation low too.... but based on my frens last visit during beginning of the year.... they dont really give much promises on the future launching.... other than the landscaping and the concept of the residentials.... they didn't exactly give any hint on the subsequent launching of the shoplot and business park... maybe they learnt from EM case already... be quite when its not concrete.... laugh.gif laugh.gif

i think if you are buying for own stay.... the house will only be worth it if you love it and the area surrounding it.... personally feeling is quite important provided if u can afford it... u not buying it for immediate selling are you?

follow your feeling... semenyih is not a dead town as it is... so amenities is not something to worry about... its more than enough of providing basic support for your daily life already.... just go with your heart... no point if u bought something that others say worthy... but you dont really like it anyway... u are the one staying in anyway... laugh.gif laugh.gif

there are other chinese schools in semenyih itself what... not really possible for all township to have one chinese school near their township i guess? unless SEH and EM cooperate to lobby for one near this area... if just based on EM alone... not really possible...

it is highly possible that now EW focusing on their other township developments than EM anymore.... as they needed to pleased their JV partner EPF in some of the other projects... it highly possible that now they have to realise the cash to proof their capabilities by doing better on their JV projects....

well true.... for now... they have no track record on a successful township if take out anything they achieved from SPS era.... maybe they are targeting the lands hold by EPF as well.... its important to make a big wayang for EPF so that they can be the main developer for the potential lands they have....

i think EG now doing pre-launching on the Norton Garden as next phase... second launching this year after the business park... but thats expected since EG still in earlier stage of launching.... laugh.gif laugh.gif like EA or ES, also slowed down already in launching....

if is semi d or superlink then it make sense to sell at higher total price... if they gonna launch normal DSL again... i think they will reduce the size to maintain the price... very hard to sell a premium price landed nowadays... and EG itself is actually more premium than neighboring projects... lol

from the photo... seems like able to park in two C-segment sedan easily... as long the land with more than 20 ft... its easy to park in two cars...

guest park around the area lo... the road quite wide... its not those very old taman anyway... even both side parked with cars... i think still can remain the two direction flows....
