Yeah, it should be timber strip. So called interior upgrade? This is not the only thing that cost you more if you read my previous reply. 200k extra compare to SEH? Are u sure that cost so much extra?

If not mistaken, cradleton 22x75 should be around RM750k.
First phase of SEH im not sure, but shouldn't be 200k less for 22x75 at only RM550k. If anyone know first phase SEH 22x75 price pls enlighten me. Thanks.

Thanks for the clarification, based on the sq ft EM is larger, and paying RM596k vs RM528k (the largest sq ft), not even RM100k extra, but u get red brick vs sand brick, alarm system, , 3 pahse wiring, timber strip floor on upper floor, larger sq ft, and grand entrance from guard house with the fountain roundabout, still not satisfied with the extra price paid? If anyone say first phase eco lorong or defects, is first phase SEH hv no defects? And nice landscape backlane?

Anyhow, from the point of own-stayer, Cradleton might be more worth value than SEH phase 1. As like you said, the materials specification for Cradleton is much better. Personally for me, Cradleton have two clear distinct advantages compare to DSL unit in SEH. First is like you said it is red clay brick vs sand brick, which is an absolute advantage. Second, Cradleton is a true GnG vs SEH FnG. This implies that the security features of Cradleton is way more advance than the SEH phase 1, although free alarm system is provided for SEH phase 1 unit, but not Cradleton unit (still need to install own alarm system).

Nonetheless, for own stay, personally still believe Precinct 3 Setia Ecohill still the most desirable/worth for value unit.  biggrin.gif  biggrin.gif  The cluster semiD unit is starting from RM 728k (36 x 78) with Agil PIDS perimeter fencing (used in Changi Airport), full red clay brick and two magnificent and exclusive Oriental Garden and Grassland Park within the housing area. Not sure if Stoneridge can match it in future, but so far still can't find any better units in Semenyih area with such pricing.

Yeah, cradleton is better for own stay, I pointed it out on materials just to tell ppl wondering why paying more on EM than SEH. Cradleton is only intercom, not alarm system? Ok my mistake. SEH cluster semi D just RM728k with high end security and red brick, really a good buy, as EM Merrydale 20x75 already cost around the same price. Stoneridge I asked, for lowest price cluster semi D around RM1.2mil, 32x75, if semi D 32x85 around RM1.4mil - RM1.5mil.

For now EM focus on commercial project, for common public facilities EM is really slow. SRJK may only be built until more residents move in.

Commercial units won't fail just because of too many shop lots, as i can see now in SG long and Mahkota cheras area, there are more shop lots compare to EM, and yet most of the commercial areas are success.
For now of coz EM population can't compare to Mahkota and SG long area, but this is bcoz EM is still a new township, and businessman won't just look at current situation, they will look at the future too. Population need time to increase as only 2 precincts get VP so far.

Yes of coz EM won't be funding the construction of the school, just to make out the point that until now no sign of construction for school now, mayb need to wait till more resident move in. The common public facilities i meant is sport centre and the so-called mall, EM is slow at these while SEH already get them.

Yes you are right, sg long and Mahkota townships has been completed many years, when these township were new as EM, the commercial area was not as successful as today when the population is not as high as today, it takes time to develop, the same will apply to EM, business wont fail just becoz of too many shoplots, and temporary low population. 10 to 20 years mayb long to some, but for business long run, is it a failure just bcoz it takes long period to success? And next growth area around kajang, those area will be at the border of kajang, not in town, and now more and more developers move to semenyih area or seremban.

Tenderfield does have their own lake inside the precinct. It's the only precinct with Lake and supposed to be the only Semi-D in EM.

The precinct with private lake is Gentlebre, and Tenderfield is not the only semi D precinct in EM, the upcoming Stoneridge is also semi D, including cluster and bungalow.

Yeah looks good especially the Garden Home, intermediate lot also get your own side land now, double volume design, top up RM60k for end lot with extra 10 feet side land, or around RM110k for 23 feet corner lot. But the location is really far and very ulu, and currently not connected to any highway like EM.

True, really disappointed with EW landscape now. Nice landscape only on public riad, but bad within precincts.

Shape hedges gone, no trees at all from the descriptions. Not only pic, but words say that too, nothing fulfilled.

VP mayb this year end from what i heard. Yeah, time is enough for them to beautify the area and landscape work, but the main point is that whether EM willing to do so. Last hope for the central garden. Backlane don't think they will beautify that.
