Now only Loan Agreement, my case The loan agreement is also same lawyer, if you have doubts, you can always call them to check. Hope it helps. But seems nobody reply to my question about sky garden.

Yes, it is level 8. It is "Sky Facility Deck" at level 8, instead of "Sky Garden"

There is not facility on the building rooftop.

How the agent you meet tell you on this?

HAHA, just called him to re-confirm, I wasn't 100% sure because he was talking about another project in Kepong as well. I just clarified. It was another project. this MM no sky garden on the top. Top there is nothing. perhap... water pump only.

Did you try PBB? they offer better rate. included mrta will be better.

But how about the terms and condition in the SPA? Agent or lawyer dont even brief me about those things that included in my package to me. What if my spa stated it's an empty unit without and hose or electric socket and all those tiles etc..... Cause since I already signed that few pages and they can simply amend the contents now lo. Just scare cause I m 1st home buyer also~

You can call lawyer, tell them your concern then u can req them send u a soft copy by email before they stanp. You have rights you know?

How anyone got the complete copy of SPA? The time i signed was without stamping, i was thinking if the lawyer stamp it next year then the VP isn't gonna be longer?

the SPA supposed to get stamp within 30 days of the sign date.

I called SPA lawyer today, the SPA is with developer, they will send back to all lawyers within this week so then will do the stamping, then i asked, can I have to soft copy before stamping? she said YES they will email me. CALL YOUR LAWYER if you have any question.

Way damn high~~~~ PBB offer me 87% loan 4.22% which exclude mrta. Maybank offer 90% loan 4.3% include mrta~ Can try go for maybank. Rhb also offer me the same rate but i reject .

CIMB offer me 4.3 included mrta, RHB gave me same like you included mrta 4.35. UOB also same 4.35. Only PBB offer me 4.25 included mrta. you can make some comparison on this 0.05 & 0.1% difference of interest monthly difference how much? I think is about 20 ringgit monthly, But this is for the rest of 30-35 years. you count? And 1 more thing you have to do comparison for the COST of MRTA si all bank offer you the same for example 18 years, cost you how much? as I know RHB offer 10 years lowest one but it doesn't mean they're cheapest. you have to devide the cost with the years to make comparison to get the cheapest. Usually loan together with the MRTA offer better rate like 0.05 to 0.1.
CIMB offer to expensive MRTA, PBB consider cheapest for me if I loan 90% cost me only RM8200 for 18years but CIMB 18 years is RM10670. RHB offer 10 years is RM6477. So RHB consider the Expensive but they gave me MLTA instead or MRTA. UOB i dont even bother.

I suggest you try CIMB and HLB perhaps you can easily get 4.3%, Maybank very strict perhaps you can try. bcz CIMB & HLB easy approve.
