It's a new City that is developed only partially and still has got remaining of 80% of undeveloped areas.

Population Growth : 1.5% Per Annum in Penang.
Location : Too Far away from City, Town.
Accessibility : Penang Bridge 2 (Low Traffic, High Cost, Too Lengthy)
Rational Transaction of Price in neighbourhood : RM250 persqft.
Current Marketing Price : RM500 persqft.

Are the developer selling overprice? : Yes, about Twice.

Is this place has reserved with good potential of Investment? : No, as the Government has launched project - Hijau and has been selling for 6-7 years. Still has about 10,000 remaining.

What do you see the future of Batu Kawan? :
Maybe twenty years from today. As IKEA will not brought the price up, due to (Penang Mentality People) that unwilling to drive far. And Furniture in IKEA is not cheap, 20% expensive than local manufacturers. And people will not visit IKEA everyday for Meatballs and Furnitures. Due to long distance.

Just take a look at Design Village and what happens right now, 1 year after Grand Opening. It's running down.

Is Batu Kawan a designated place for your investment based on your opinion? : Definitely no.

Billions of flies still after 15 years.
All hype about the future.
Maybe need another 15 yrs?
For very very long investment ~ 15 to 25 yrs?

Many are suck in & are stucked.
If have holding power for 20yrs, have many choices. - subsale or new fr developer who willing to throw everything in, including fully furnished the whole house!
Just sign the contract and bring your suitcase.

You may have different views on these several points that has been into my consideration before i made my comment.

Agenda doesn't mean a fulfillment of advancement or promise of achievement and success.

The main reason of promoting BK it was because the "State Government" has big and huge landbank with the initiative to "Sell" the lands to private developers with attractive promises and vision. No doubt. Who owns the land for KDU? Ecoworld before that?

Let me tell you, PDC (Penang Development Corporation). State investment Arm of Development. As easy as that.

BK develops to 80%? How do you determine 80% by your figure of 80%? By what means? Occupany or Development? Or another Ghost Township in the making?

University in KDU, looking at its enrollment. contributing of atleast 60% of (Non - Penangites) , i was a former student of KDU and we know pretty well that most of the Penangites will not go to KDU, despite having another University. Does that going to be an IMPACT? or it will just distribute the students from KDU Penang to Mainland?. KDU is not one of the best tho. The standards and quality is pretty bad.

Specialist and Hospital to Cater only the residence for that surrounding. People are comfort with the hospitals , eg : Bagan Specialists, Hospital Bukit Mertajam and etc which is a short distance drive away. And the positioning of the hospital and the distribution of the services engagement throughout Mainland and Island. well that's something that you do not take into consideration as well.

What's a convention center and finance hub ? Convention Center like sPICE is suffering from (Low-demand) and what's the point of having another Convention Center in Mainland, Batu Kawan? what's the targeted market?

Well it's very straightforward. Eco World sells its brand name, Aspen is following its trail.
Eco World is a brand which people wants to buy for the sake of buying from Eco World, thats why they are still doign well and people would pay atleast 30-40% above market value to pay for their product. Eg : Eco Meadows (landed property). Market Transacted Price is about 400k for terrace house. But they were selling WELL , at 800k with some landscape and features.

Thats how eco world sells at semenyih and people are regretting over it.

lol BK has been hyped up since badawi time and the 2nd bridge construction.

nothing really interesting there that i cant get on the island, plus most of the projects there are quite expensive. better invest on the island or some klang valley project instead
