How much to update these old landed places to modern standards? Anything older than 20 years is almost a gut job and will cost you a rumahwip nowadays.

A simple terrace landed in pj will require 500-1mil or more to renovate. So its paying 1 mil+ for the property and additional 500k-1mil to make it look nice again. And most older landed props are not gated and guarded, no facilities, limited carpark space and narrow roads.

Also how are you going to pay for your renovation unless you have the cash. You wont take a loan for the house and another loan for your renovation. Just too much hassle compared to buying a complete new unit.

It’s all about the numbers. When you get to above 1 mill for a landed vs large unit. Then the renovation is definitely worth it for the landed. For the 2000 sqft+ units only worth it in blue chip areas.

Landed can make back their reno cost but units I don’t think so.

The smallest unit should be around 700k. But yea Sunway is all about space efficiency. Iherng’s review very effusively positive. As long as it doesn’t feel cramped it’s ok.

I think a lot of the reviews are good. Practical and well done considering 26c psf maintenance. Sunway’s product is definitely geared towards own stay but also for renters who want to make a home out of their rental. That on-site nurse sounds really helpful for children or elderly with special needs.

Not their staff nor a shareholder so don’t ask me. Smart though they can leverage on their eco system. If they throw in a Monash lecturer into one of their properties for tutoring and charge 2000 psf also I think can sell out.

I reckon it’s really basic stuff like taking blood pressure and monitor blood sugar levels perhaps. Useful for diabetics of which there are shockingly many in this country.

The bangsar south high rises are notoriously very high dense with double loaded corridors meaning units in each direction. Serene isn’t really like that.

i don't have issue with the corridor when i visited it both times and would rather have such corridor in order to fit in proper refuse chamber and maintenance lift.

The “H” floor plan with a central lift core and seperate wings is probably the most efficient layout for ventilation, light and privacy compared to traditional long corridor designs which would be cheaper for developer to implement.

Yea it’s a double loaded corridor design. In this case then corridors should be like 8 feet or more. Hmm they went cheap with this and not many openings outside.

Not sure what the width is. Ultimately it depends on the shape of the land and what is the best way to cram as many units as possible.

Yea there’s a lot of specific attributes like corridor width, ceiling height, door size that you won’t know how it feels until it’s ready. But with Sunway should be not bad. That is the value in knowing the consistency of a branded developer whereas with some they really cheap out.
