QUOTE(thurtin @ Apr 14 2021, 10:36 AM) I visited the sales gallery last weekend and quite like what I saw. I like the size of the units and facilities that will be good for my family of 3 with a 1.5 year old baby. Sales guy told me that most buyers are family type and for own stay. My priority is to find a bigger place than our current 900+ sq ft condo in Damansara Perdana. You're right, most of the owners buy this property for own stay. The pricing here makes investing very hard, which is good news for home buyers. Not exactly convinced or comfortable with the location and access road of Serene, but I feel that it's something that I can eventually learn to live with. I predict that I will have to spend additional 20 to 30 mins for getting in/out during rush hour. I grew up in PJ so a location close to me and my family's usual activity areas is important. I am considering between Sunway Serene and Tropicana Miyu at the moment. For those that have bought this development or leaning towards it, what made you guys choose this? Thanks. For the facilities, the facilities is really good. Basically you have a mini sunway lagoon inside with the water play , slow river and swimming pool. Kids will love it. Do drop me a pm once u purchase it so i can add you into our frenly group of owners. |

QUOTE(Unomi @ Apr 19 2021, 03:27 PM) I just booked a unit in sunway serene , at first i was considering Panorama residences however due to the low density and high maintenance cost i have decided to change my mind. Actually not really Wistron bought the other side. this part is still up for saleBesides that I only noticed people is interested in the golf course view where is other unit is vacant and no buyer. Worried in the future there wont be any much tenant staying in the building hence the maintenance fees not enough to cover the facilities and upkeep cost. Also went there during night time , it is very quiet however the LRT train brake screeching sound can be very loud due to the nearby Glenmarie LRT station Coming back to Sunway Serene, at first I had a very bad perception on the congested traffics and Free trade zone factory opposite sunway serene. But later on going there a few times after they extended the roads and build a driveway bridge , the atmosphere look so eco friendly and premium feels. Looking at all the nearby services apartment like Panorama , Arcuz , Azure and etc etc , sunway serene give me a feeling that is a better place to stay. I believe many people who went to see sunway serene would feel the same as well, especially how they touching up the roads and landscapes. Despite all the negative comment like leasehold , NO LRT / Public transport and congested traffic , To me a service apartment whether is leasehold or freehold it is still the same, apparently if the building is well taken care off, normally residences may renew the lease for another 99 years. Congested traffic is everywhere during peak hours, if you looking for a prime location there is nothing to complain, but there is a few entry you can come and exit now from/to federal / LDP If you paying a premium price in SS, i believe most of the owner who can afford the unit would hardly take buses or LRT. Nowadays people will go for grab car instead. The opposite Western Digital land was bought over by Wistron which is a semi conductor manufacturer, no big deal about it. Yes sunway serene may cost higher than other developers nearby , but i believe most of the people who is looking for own stay will choose sunway serene. Hence demand of the property will determine the value of price. My advise is go there during morning , afternoon and night time , peak hours feel the environment before you decide anything. Feel the ambience and environment , personally SS is my choice. ![]() Btw do msg me if you want join the owners group, after you sign the snp |

QUOTE(Unomi @ Apr 23 2021, 06:32 PM) By the way, anyone can confirm whether they will proceed the another 2 blocks of residence and townhouses ? the plan is there which is also shown in their scale model but not sure when its going to start.Hopping they would do something like sunway geo , to make the place more attractive they could delay it to wait for the recovery of the property cycle to gain higher selling PSF. Guess not urgent for them as they are now concentrated with other projects QUOTE In Malaysia, the new launches comprise Sunway Belfield in Kuala Lumpur (GDV: RM320 million), D'Hill @ Sunway Damansara in Kota Damansara (GDV: RM220 million), Sunway Artessa in Wangsa Maju (GDV: RM300 million) and Jernih Residence in Kajang (GDV: RM270 million). |

QUOTE(ttan7996 @ Oct 18 2021, 07:18 PM) Hello You're wrong that WD factory is not bought by the taiwanese factory. they bought another factory which is in front, which also owns by WD.I just booked a Type D unit, Block B last week. Attracted by the price (rebates), facilities, location (PJ)! I grew up in PJ and always a PJ boy hence prefer to stay in the PJ area (SS areas) esp it is also closer to my parents. The LDP traffics etc dont really bother me as I am used to the PJ traffic and rush hours. But but after reading some of the updates/comments shared here about the purchase of WD factory site by the Taiwanese company to continue its Electrical productions here sort of reduced my interest on Sunway Serene. I booked Serene with the BIG ASSUMTION that WD site will likely to be developed into mix commercial development! Now with the continuous electrical factory operation, there will continue to have pollution and big queues of foreign workers outside the factory site. Not something I prefer to have. Also, looking at the kind of rebates/promotions that Sunway is giving out to quickly sell out the remaining units also could be a bad sign that they just want to quickly get this sold and go. They might not even further build the second phase of Serene with the land next to current Serene (i could be wrong....maybe that's my current sentiment interpreting it! LOL) Still thinking......but it's a dilemma! Any bros and sisters could share your thoughts? Those folks who have purchased...your views? Thank you Tan Tan The one next to serene is still trying to sell |

QUOTE(thurtin @ Oct 18 2021, 10:16 PM) If you didn’t already know, the WD land that Wistron bought is actually not the plot next to Serene. It’s on the opposite side. See attached pic for more details. Since it’s a quite a distance away, unlikely it will affect the traffic flow to the development. Don’t think the factory entrance will be on the same access road. Actually next to plot 1 have already bought by sunway. The current sunway serene go-kart, but i will think development might not start so soon for this plot of land. Maybe wait for the economy to be better, this plot is still pretty prime in PJ.More than anything, the fact remains that the whole area next to Serene is still a light industrial zone. There will be these facilities and factories for quite a while until the rest of the area is redeveloped, if it even happens at all. You should read up more about the pollution that these factories emit/discharge and decide if it’s something that concerns you. Bear in mind that this light industrial zone has been around for a long time with so many tamans surrounding it with minimal/almost no buffer zone so what pollution is this again? I would actually be more worried about the fumes and smog from the vehicles on the LDP to be honest. Lol. I think it’s wishful thinking to buy this development with hopes that Sunway will buy up the rest of the land in the area to redevelop them into retail or commercial projects. It takes a lot of money and Sunway has a lot of other projects going on right now. Anything can happen in the next few years… or nothing will happen. If anything positive does happen, think of it as a nice bonus then. I rather they not develop phase 2 of Serene on the same plot of land, but it is likely just to be on hold for now until the market improves in a few years time. Most of the buyers bought Serene for pretty much the same reasons like yours despite the known downsides. You win some and you lose some I guess. ![]() |
