I can see that the shoplot downstairs actually quite big but i wonder why no convenience shop want to enter? like kk mart or 7-11? even dobi also don't have. Is it the rental too expensive? Or they already have those options nearby? Or the crowd there cannot support the biz yet? I am actually a bit confused.

but seriously, if i have the money, i really would consider doing some biz there. may be mamak stall? why no rich investor want to run biz down there in silk. i visited the 101 chinese restaurant twice already and i can see their business is quite ok.

ya, that's what i thought too. may be the demand is not enough yet. but feel wasted seeing so many empty shops there and of course if they open shops there then of course will attract ppl to move in there as well.

Was it the one opposite the mamak stall one ar? i felt that this 101 the food is a bit "salty" but most of my friendly members kind of like it coz they said more tasty.

but i would highly recommend 满天星at bandar sg long (same row with 7-11) as the price is reasonable and food also taste good (especially their sambal petai fish).

yea, if you coming from Silk Residence then you need to make U-turn twice. U-turn once at CS118, then go straight all the way and U-turn again at the petronas/Segi there then turn left into kampung baru balakong.

Tough rental this area.. this SR Macam only around 1k-1.3k pm.

Some more surrounding manyak join in to price war. Macam almost same spec punya amerin.

Now almost everywhere rental also cucuk water. The last time lengandary zest resi near kinrara area and near lrt also cucuk water kao kao. Last time Highly recommend by the famous malai prop guru here. From around 2.5k ~3.7k pm 3-5 years ago. Now only 1.7k pm for fully furnished 3 beds unit. 1st hand owner lucky still can break even from the rental income. Later hand owner if for invest memang burn hand kaolat.


Even some very highend condo huge unit size at mk area also cucuk water Sampai 3k pm only. Memang kaolat till both legs also Straight Straight.

If really rental partial furnish for this size can fetch 1200 and able to rent out easily.
Example winning at 310k.
Still a not bad investment i guess.

Landmark newly completed 1000sqft unit also rental going for 1200. Even landmark studio fully furnish can fetch 1200.

When even more affordable house come out even jialat kao kao lat. this type of property seriously not much different from Prima or rumahwip. Almost same same no different. Why pay more to get it? Only -point is tie up few years.

Sometimes extra effort is required for auction units, ie one of them is to re-negotiate with the existing occupants..

This chs developer punya yard design is very very bad. Want to cut cost save space to max kao the units. They made the yard very close to each other.. so become lack of light... hardly the light can reach in..... Long run will be wet wet creepy. Already become their “signature”...
