flexus is not direct benchmark. small units.

boulevard is a better comparison. you can measure more accurate when boulevard have transacted rental as benchmark.

Putramas 2 & 3 would be a fair comparison as of now. Similarly, no LRT MRT, better location than Tuan, bigger unit. would a tenant that looking for 2-3bedder prefer royal domain / regent over boulevard & tuan? you consider.

Duta Park likely to sell higher price. but that doesnt mean rental for Tuan can go 2k /month. furthermore, u got to take into consideration of other upcoming competition like Era. so those without MRT, same same, why would people pay 2k rent Tuan? Given a choice to rent, would you prefer to rent place with better connectivity (MRT,LRT)?

when the market is flooded with so many new supplies, it's buyer/renter's market. they are spoilt with choices. convenience factor play a big role in renting a place. near to work or easy to get to work. properties that pose stronger appeal (walkability to MRT/LRT) will be much safer

any non bumi unit facing east low floor available due to buyer pull out?
and price no increase seeing the take up rate is good?
rebate all still remain the same?

You have been promoting MRT/LRT all the way...i ain't opposing it, but the stations away from the city is a big consideration to account for...or it doesn't matter to you?

Hear that facing east unit is above level 20.And left 3 to 7 like that

Ya, from the map I see is just opposite the row of house.
I think the meaning low density is less than 600 units compare with those 1k units or 2k units in one project. Like maxim majestic and united point
