 Stamp duty, the duration for approval

Hi all, we are in the process of selling the housing property and trying to expedite the process in every possible way so that could get the bank to disburse the fund. May i know when the documents presented in stamp office for stamp duty, usually how long it takes to get the stamp approval? In hurry to get the fund, would be appreciate if someone could shed some light here.

Hi, thank you for your reply. So do you mean the process in acquire stamps will takes a month? That's far too long, anyway to expedite the process?

it could take up till 1 month. sometimes 2 weeks can settle

the reasonable fastest from the day SPA stamped until loan released (if seller no existing loan) is approx 1 month

2 months if you have existing loan.

anyway still depends whether:-

1. does seller have existing loan
2. got individual title or not?

please be mindful that whilst you want the cash fast, the buyer's lawyer or the buyer is under no obligation to speed up the process for you. as long as they pay within the period required of them to make full payment, you cannot hold them accountable for anything.

Hi, thank you for your reply.
I forgot to add in some details, the buyer is actually closely related to seller, both seller and the buyer needed bank to disburse cash fast, both hired same lawyer which closely related. Already have the strata title in hand and even bank standing instruction already came out because someone we knew is in the bank management level. So just awaiting for stamp duty which cannot control, hopefully can done fast.

Yeah, there is existing loan with another bank, that one too finger crossed can discharge fast. sad.gif

Ah, if that's the case i think another 1-2 weeks u can get the money disbursed.

So far there isn't much way to speed up at stamping though. I'm sure ur lawyer can assist for same day endorsement on the Memorandum of Charge (only at Cheras stamp office).

Btw, still stuck in stamp office, received call from there seems like they will send someone to visit and value the property next week, another delay again. cry.gif
