Generally still over-supply especially for non-landed segment. Rental yield is low. Definitely cannot cover your mortgage. Buy for own stay now mkt many good buys especially sub-sale. Buy for investment yield is very low for landed. For non-landed, be prepared to be unable to find a tenant for 6mths or more.

Is Johor Bahru ie: Iskandar Prices Over-priced? I think in current market there can be a strong Argument for it.
But to be fair, this can be applied across pockets of Msia. Not just Johor Bahru. Mostly in the High Rise sector Especially the Serviced Apt (Soho, Sofo, Sovo etc).
Johor Bahru’s valuation is strongly co-related to SG. They are a pool of Potential buyers with 3x earning power factoring currency exchange. In recent years, the chinese, honkies, koreans, japanese & even westerners are coming into Iskandar. Numbers are still rising in 2020.
We cannot discount the possibilities of RTS & HSR being revived & inked in 2020/2021. These 2 Huge catalyst will bring long term infrastructure boost to the economic growth potential of Johor.
I am cautiously Optimistic for Iskandar Msia in the mid to long term. Perhaps a mini Shenzhen & HK story come 2030. We shall see. Time will tell.
