Hi,
any thread for Johor property yet?
if already exist kindly point me to it.
I do a quick search, cannot find one.
if none let start with this thread smile.gif

me no expert on property or anything
juz looking to buy a house to stay
currently looking at Scientex Pulai.
any thoughts and comment will be appreciated.

Won't comment which project/town, but if you do check will find the asking rental / sale price is declining.

Project bought below 350K~400k probably still see some gain.

Johor market is huge. 2nd biggest market share after Selangor. We have JB, Nusajaya, Sendai etc. Flagship B, Iskandar Puteri seems to be coming up now..

Landed mature township in Johor wont go too wrong, esp for own stay. Highrise avoid at all cost - too many lands.

If you have not own house, you should really bank on the affordable housing scheme from the Sultan.

Many factors to avoid buying or investing properties in Johor:

1. Local Johorean cannot rent high properties. So who is your customers? Singaporean? Singaporean dont rent, they buy properties.

2. Population in Johor is not that big in comparison with Klang Valley or Penang. Creating artificial houses will create ghost town.

3. Johorean who work in Singapore are the only ones who can buy properties in Iskandar, JB, etc

Even horizon hills selling hard nowadays. Sure still can invest?

Those condos in strategic areas like sky loft are hardly lit up at night.
