QUOTE(keneeth111 @ May 3 2019, 10:01 PM) but then how when bank already provided a letter undertaking to developer to release the approved loan amount? read the fine print of loan agreement you signed friend..... banks have all right but no responsibility and care when come to loan you money. if financially you are not able to or foreseen not able to serve the loan, bank can terminate the contract, ask you to top up or other means.

QUOTE(gld998 @ May 14 2019, 08:49 AM) Why 30% down? Why not 20 or 40%? Any study on this? Or bcos popety generally are 30% below market value hence its safer to secure loan to the real value instead of the syiok sendiri value?

QUOTE(gld998 @ May 14 2019, 11:18 AM) Its comes to affordability, pay hse installment is monthly for 30yrs or 5yrs before you flip is no joke. Later buy susu for anak also got problem then how? Bini can tahan or not? I have 4x property but all on loan and I have to eat karli with alot of rice like bangla everyday sounds good to you. If u can afford, good for you but never buy above your affordability. Even if one person can easily afford 4 or 10 popety today, it doesnt mean he can afford it tomolo, the day after tomolo and so forth. You live by sword, also death by the sword.

QUOTE(zcalex @ May 16 2019, 10:47 AM) Got the capacity to make loan repayment is one thing, another capacity to pay high downpayment is one thing. imagine 3rd property with 500k, one need to pay D/P for 150k, not many salaried person can pay such high amount. as long as you manage well with the monthly repayment cashflow, i think loan compression still good to go for multiple properties (of cuz under your cashflow capability) money makes money bro. you need to make sure your money works even harder than you are. surprise this come from you, a salaried man.....loan compression still good to go for multiple properties. ppl that do compression loan is not about buying more of the same priced properties. ITS ALL ABOUT CASH REBATE. the more you buy, the more cash rebate you get.

QUOTE(icemanfx @ May 16 2019, 11:19 AM) Cash rebate is bank borrowing; if is the reason mean borrower is subprime, committing financial suicide. Ideally, DSR <20%. Negative gearing is cash rebate/back i.e additional borrowing. Housing loan interest is amongst the lowest, if not the lowest form of finance from banks.

QUOTE(pinksapphire @ Jun 10 2019, 11:19 PM) I only know one thing...if you don't have a big head, don't wear a big hat. Just make sure you have good reserves, backup plans and don't bite more than you can chew. Aggressive is good if it's well thought out, but life has alot of uncertainties too...so why wanna compress loan here and there just to buy more than you could actually afford? Property gurus are the worst lots...maybe there are some good ones but generally they're there to make money for themselves, not you. Just pace things out and don't be greedy. Very sad to see people going bankrupt because of this tragedy. If you are bankrupted, maybe u blame a bit on bad luck, but mostly you need to take responsibility on yrself of being greedy. Dun want to put in the hard yard and work to earn every single penny. Sorry gain no sympathy from me....

he might be going for compression loan for properties he bought, kena stuck....
and/or he might be kena cons by 'others' when they were supposed to open a clinic.
basically I believe he is riddled with huge debts and cant see himself getting out.

This might not be compressed loans...most probably biz folded or other personal tragic. The reason is that verve oug has been vped for longer time.
