that project seems like stop for a while...and recently just relaunch again. i visited the site 2yrs ago, supposed to be ready by this year end, then something happen on that SOIL, is too hard for them to do all the ground base work. i heard that they plan to blow the soil / hills for the ground works. pls check it up

+ just realized that the contractors have no privious history..looks like their first project sweat.gif 0.15cents per square feet of maintenance..yeah i've already visited the site twice this week...but i'm no sivil engineer doh.gif laugh.gif

It looks really far into Sri Kembangan, I know my way until Taman Equine Jusco but how much further (directions) do I have to travel to get to Bayan Villa. I might drop by there in the evening if its not too far nod.gif

Just asking coz from the maps it looks really out of the way... anyway what unit type did you decide to buy and how much.

Also what maybe you could share what made you decide to buy a unit there? Any advantages like facilities, near work place, etc?

5) 0.15 per sq ft......
6) 1358 for RM245k.....tomorrow my house increase by 5% according to salesperson today......that make me earn 12k in 2weeks......
7) still under contruction : once finish the price will go up
8) surrounded by international school.....got some australians buying here....even my neighbour is a japanese married to a local! hehe
9) 2 car car park...1 fully covered, the other one semi....front + behind.....
10) access 2 PLUS and also to LDP
11) free shultle bus from bkt ikhlas-south city plaza-star LRT i forgot which one-Jusco and selected landmarks....
12) tesco opening soon near by
13) Jusco around 3-5km.....
14) private land + private community give you 5star feel....yet affortable if compared to Sri Hartamas with skyhigh prices
15) investment...(this one not so sure about, still investigating.......)

Bukit Ikhlas is a superb place. nice environment for young executives, which they are targeting. They are three layout DUAL, 3+1 and Duplex. The good thing is 2 Duplexs will share one elevator, but the price will come around to RM 300,000 and up.

BID is targeting on a friendly environment with lots of greenery, will be a good place for young couples who bought their first home. Units are very stylish and with some smart home gadgets in there!

Management fees might be a bit high for a place in Sri Kembangan, but trust me, it will be worth the price. They will have a 2 storey clubhouse.

Bukit Ikhlas's owner was one of the developers of Sg Long. Very trustworthy with good background.

Not trying to pour cold water.
But supply exceeds demand in that area (due to most UPM students are forced to stay in hostel).
2-3 years from now, it'd be super crowded/congested area. If you noticed, the hill next to the construction site, tons of houses coming up.
And as a somewhat luxury condo, the selling price must be supported by rental rates. In M'sia, only expats would pay good money for condos.
Further if u enquire around, within 500 meters from Bkt Ikhlas, there're a lot of 2 storey terrace hse for sale. 1500 ft² land area, freehold for around RM200k.
Dump in the RM45k for renovation, u may have a 2 storey landed property with approx 2000ft² built-up area.

i was aiming to view the site for the townhouse type but decided not to go
since 5 out of 10 people saying negative words to the developer....sigh

Hehehe....if anybody's going to stay there I will be staying really close by - Bukit Ciri. My unit (20x77, 317k) should be completed by Q3-Q4 (already 80% payment).

As for Bukit Ikhlas, they lowered their price since the first launch. I remembered when I was scouting around for a property some 3 years ago the show unit was about 270k. I gave them feedback in no uncertain terms that it's too expensive.

Good news:
1- There will be a new road cutting through all the way to Bukit Jalil - it's in the 9MP, but dunno when it will be implemented (probably just before the GE tongue.gif).

Bad news:
Ermmm...can't think of any...maybe the fact it's on very rugged terrain. And it's being blamed on some of the mud flowing down to the Seri Kembangan Business Park.

To those who don't know about Seri Kembangan, it's a predominantly chinese area. Serdang & Serdang Raya are mainly chinese while Sri Serdang is mainly malay. The wealth is hidden ( biggrin.gif ) but if you stay there long enough you will find out the majority of Serdang people are very well-to-do. The main reason? Many of them used to own land from Serdang to Balakong - when Mines first started up a lot of people became rich - as more and more areas became developed (the area to Pasar Borong comes to mind) a lot more land got acquired.
