Swimming pool on top is bad for maintenance purposes and so bad fengshui.

Water is heavy. That's a lot of pressure on top. What if there is a crack and water leak ?

Similarly a water tank on top is also bad fengshui.

But that can't be avoided. Every condo needs one on top.

And that is smaller compared to a swimming pool. A crack or leak can be spotted easily and then fixing also easier.

Specifically for Leafz... I think the highway fronting will bring health/stress issue in long run more than the pool.

P/s - means if you move in to Leafz and touch wood you face some difficulties, do not blame the rooftop pool!

If swimming pool on top of your house better stay away as structural reason, water leakage tend to be the biggest nightmare. Unless your personal element need Water for your own benefits, I have seen condo / apartment where big water tank on top never been able to be rented out. FS is all about how we live with the environment, there are many different systems or schools.
Commercial property is different, most tenants are customers, IF they are "affected", then it is good to owner or investors? No?
FS is all about the time and the space given, it is constantly "rotating" and "changing" every seconds up to decades, etc... from small minute changes to big changes over the time. So, anything on top will fall eventually, just a matter of time.
Like above. Of course the 3 big structure has its own "meanings" too...

Karma system originated from old school of Hinduism, that was brought to Buddhism. Buddhism should emphasise more on the Origination Dependant. If people call the place is a good FS, then naturally, good karma people will naturally be attracted to the place. IF a good karma people live on bad FS place, his or her "well being" will be neutralized or minimised.

P.S. - External factors of the FS although is important, internal factors are the mostly to be taken into consideration because you are the one living inside. Not others or me. Why people in ancient call this Wind and Water and not other elements, of course there is a wisdom behind. You breath in Air and we need Water to be alive, how GOOD the quality of the Air and Water will also determine how well you live, is also how this Environment interact with you externally and internally.
