They said the gem is their most high end offering in the ioi resort precinct whoa....

This timeline launching high end condos....am not sure what they try to achieve.

IOI always build first, to them construction cost would be cheaper if build earlier and they are cash rich.

PFCC (bandar puteri) office for example, the building is ready for so long and almost empty for long period. They just build and wait... but at least nowadays in recent 2 years i think, they also let agents market it for them, else use to be in house marketing only.

The property market are dead this year.. so many ppl lost of income and pay cut. even IOI do give good property product but the market dont have the cash to absorb..

If the economy and business not able to ramp up fast by first quarter next year then property will dampen till 2022.

The unique layout with private lift lobby and not bad surrounding. Kinda near IOI City Mall but yet Gems is further secluded at the end of the road... haha

I only roughly remember for Tower GC1 level 24 onwards type B SPA price is about 900k to 930k before rebates and discounts. Each floor is 2k difference so lower floors could be 800ish k.

I am worried with so many "software" features factored in, how can we know 5-10 years down the road it will still work as advertised?
For example, this is a wellness based mid/high end development but then proximity to Serdang Hospital and Putrajaya hospital is highlighted. Not sure if gov hospitals have commitment to a specific development only? If it was somewhere in Subang/Sunway might be more convincing.
Anyway I just bump into this and haven't got any research or visited showroom. Certainly looks interesting.

After 5 years definitely need to see JMB efforts by then, not sure will be the same or not. But IOI has committed to be the management company for first 5 years and it’s actually a signed document during my SPA signing.

Oh yeah maintenance fees is quoted to be RM0.35

Come across this review by Propcafe...competitor vs tuai residence. To have the services it mentioned is really helpful but not sure how it could maintain by JMC and MC.

1. 27 months free installment - they deduct from down payment immediately - mine was around 84k here

2. 7k early bird discount - paid upon VP

3. 3% rebate which they bank in every quarter over a year after SPA is signed - this is about 25k

I would like to share more info with you.

FYI, IOI finance margin is now 10%. Phase 2 is giving additional cash back.

Booking fee is RM 1,000 only.

If you are interested in other project like Clio 2, Par 3, Conezion ,check out ME. I would like to share more info with you.
