wait, I actually have done financing for units in this area. hahaha.. the developer if I am not mistaken is MK/EMKAY or related. From my experience they are very slow with issuing strata titles. Most banks will not entertain units from this developer, some even blacklisted them (OCBC, for Damansara Perdana) due to that

I am thinking that the re-lelong is because no banks want to finance the unit. What are your thoughts?

I guess MSS got more info coz he actually went inside the unit after the first sold at 400k.
Maybe possible is not worth proceeding due to unit in very bad condition.

I think is MK Land. Very big developer in Damansara Damai and Damansara Perdana but most of their projects all still under master title.

I thought both stations at Cyberjaya already done and dusted, dead confirm already right: 1 nearby at LimKokWing, 1 at SkyPark.
So where is this land owned by Cyberview? Which is the exact land?
And which station will be sacrificed to make way for this "new" station? Or this will be an additional station?

I think only worth looking at Mutiara Ville when the price drop below 300k.
Yes 300k for a proper 3 bedroom unit. Not pigeon hole studio size.
With the same amount of money (<300k), you can only get a studio size unit in the subsale market.

Condo units better scout from the lelong market:
- Mirage By The Lake can get at 400k, 1000 sqft. However, I'm not sure is worth it.
- Cristal Serin can also get at 400k, 1500 sqft. Take note of the maintenance fees. Not sure how much per sqft.
- Verdi can get at 450k, 1442 sqft. Too many lelong unit here. Of course, many units not paying maintenance fees.
- Lakefront Residence I think is a good choice if you dont mind high density project. The advantage is maintenance fees only at 0.20 per sqft.
1390 sqft come partial furnish from developer. Currently can get at below 400k. Project just completed end of 2018. Some didnt collect the keys yet. 3 lelong units at the moment. Only Tower A & B completed.

Same like subsale.
10% downpayment. rest can take bank loan.
Dont forget legal fees and stamp duty, just like buying via subsale. You are paying the same amount of money.

Depend on the auction bank. Some giving 90 days. Some giving 120 days. Yes refer to the POS.
Extension is allowable. Mostly will incur penalty. But sometimes no penalty. Depend on the situation.
But still got few selected bank to avoid, they do not allow any extension.

1. Villa (landed house) - no idea how many units
2. Lakefront Residence, consider as luxury high rise. 8 blocks, but only launch 4 blocks now. Tower A, B completed. C, D next year. E, F, G, H no news yet.
Total units should be more than 2000 units for all 8 blocks. Cheap maintenance fees at 0.20 psf only.

To the left:
3. Lakefront Home, bebas unit. 3 blocks. Around 1200 units. Not sure sharing facilities with PR1MA or not.
4. PR1MA, 4 blocks. Around 2000 units. All only 1 size: 850 sqft. Same price: 280k. Should be the rare few PR1MA that come with swimming pool & gym facilities.
