Just had a stroll in cyberjaya lake club. Children playground is so crowded. Good to see so many happy families enjoying the park.

I would recommend Serin Residency, it is right next to Cristal. JMB has strong financial with high collection rate.

That doesn't represent Cyberjaya landed property market. Good product and bad product makes a big difference.

Agree to the above, and to add on, high risk high return. Flippers play games and they have to know the rule. Those gone bankrupt is not limited to Cyberjaya only.

As an investor, when you buy a property that promised the sky ie cash back, GRR and etc. do watch out, there is no free lunch. And again, these scams are not limited to Cyberjaya only.

I remember when I bought my property in Cyberjaya from a reputable developer, I only get very little discount. They don't give much perks yet sell like hotcake. Good project + good management = good property.

Not entirely correct the statement of cash buyer only.
You need to have more cash in hand. Due to paying MOT twice (once for the ex-owner, and once for yourself).
And also for the time extension coz you are not able to complete the transfer within the required 90 days. Will incur penalty. Unless very very rare cases where bank granted extension without the need to pay any penalty.

People have been sued to bankruptcy for believing these speculations, only to end up being outright lies; yet the ink has dried, they personally hold liabilities (mortgages) backed by depreciating assets (properties in Cyberjaya)

The best time to buy units in Cyberjaya would be in the form of lelong units; please avoid buying developer units or subsale units anywhere close to developer prices

I will look into this, I do not care about high-rises, even the so-called "townhouses", but SEG has good highway access, it would be nice to get a Semi-D there which would an upgrade from my corner terrace. But the prices are a little steep. Will look into them, sometimes there wont be any lelong, but the owners are willing to reduce their prices

I know agents do not post the true prices of the units, but if you show your seriousness to buy, snippets of your bank statement, and perhaps information about your professional career or business, the agents will be willing to work with you to drive down the prices. I am blessed to met a few clients who own units in SEG that they are trying to dispose off with some difficulties; the agents get paid regardless of the SPA price, 3% of 1.2M is better than 3% of 1.8M (that they won't be able to close)

SEG holding power is very strong. I just bought another unit here, very hard to ask for a bargain, especially those with good location ie not facing roadside.

You not staying here yet mouth so big. I just bought another landed linked Villa, island. While looking around only 3 units available for sales. And, given the economy situation, I tried asking for bargain. Unfortunately, owners don't entertain, coz rental is good and easy to let out, because of island design.
